Our client, a NYC Owner/Developer, is seeking an experienced Affordable Housing Property Manager to oversee day-to-day operations, maintenance, financial performance, and tenant relations for an affordable residential property in NYC.
Responsibilities
- Manage annual tenant recertifications, income eligibility checks, and waitlists in strict compliance with HUD, LIHTC, DHCR, and HPD standards. Keep the property audit-ready for REAC and MOR inspections.
- Oversee routine maintenance, unit turns, and vendor management. Ensure compliance with NYC Housing Maintenance Codes and local laws (e.g., Local Law 11, facade/elevator safety, lead-paint laws).
- Serve as the primary point of contact for resident inquiries, lease enforcement, arrears collection, and grievance resolution.
- Collect rent, manage delinquency/eviction filings according to local NYC regulations, approve invoices, and assist in preparing operating budgets.
- Directly supervise on-site staff, including Assistant Managers, Leasing Agents, and Superintendent/maintenance crews.
Qualifications
- 3+ years managing affordable housing properties, specifically within New York City.
- Working knowledge of LIHTC (Tax Credit), Section 8, HUD, NYC HPD/HDC guidelines, and NYC local laws. xhyhwjd
- Proficiency in Yardi Voyager, RealPage, or similar property management software.
