LEASING CONSULTANT The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations for our properties. Essential Duties & Responsibilities Property Leasing and Administration Regular/daily onsite attendance is required Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and performing all required follow-up Complete all leasing paperwork before move-in Assist with lease audits, walking units, and the turn process Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve and exceed leasing goals Perform various administrative tasks as needed Deal with resident complaints, concerns, and requests to ensure resident satisfaction Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter) Contribute to general upkeep and cleaning of office, common areas, and model units Marketing & Outreach: Assist in implementing an annual marketing plan, review and complete market surveys/analysis, maintain thorough product knowledge of the property and competition, and prepare weekly market survey reports Customer & Resident Relations: Manage excellent customer service, monitor service request turnaround and responsiveness, project a favorable image of the community, and enforce community policies as delegated by the immediate supervisor Education & Experience High School Diploma or Equivalent Basic computer skills and understanding of all on-site software functions Knowledge of Fair Housing Laws and OSHA requirements Physical Requirements Regularly required to move about to accomplish tasks, including walking between work sites and handling repeated wrist, hand, and finger motions Frequently required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and remain in stationary positions for prolonged periods Occasionally required to move in tight spaces, work overhead, reach, adjust or move objects up to 25 lbs., operate machinery, vehicles, or golf carts, assess accuracy and thoroughness, work overtime, weekends, night hours, extreme temperatures, outdoor conditions, hazardous chemicals, flat and uneven terrain At Asset Living, a variety of factors are considered in making compensation decisions, including skill set, background and training, and certifications. The offer depends on the individual's relevant experience. Compensation includes a comprehensive total rewards package: medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; commission and performance bonuses (when applicable); paid sick days; and company holidays.
