Kamehameha Schools (“KS”) is hiring a Director, Asset Management who will be responsible for the strategic management and value creation for KS' Hawai'i real estate portfolio (ʻĀina Pauahi) on the islands of Oʻahu, Maui, and Molokaʻi. Assets comprise commercial ground‑leased and space‑leased assets, residential investment properties, agriculture, and conservation assets. The ideal candidate will work closely across the ʻĀina Pauahi functional divisions and KS business lines to manage, develop, transact, and advocate for policy that advances financial and non‑financial returns of the portfolio. As part of the ʻĀina Pauahi leadership team, periodically reviews and revises the portfolio strategy to ensure an appropriate risk‑adjusted rate of return is achieved for KS, and acts, both directly and through delegation to Asset Managers, as the owner’s representative on all matters relating to assigned assets within the limits of authority. The ideal candidate has experience in Planning and Strategy Development, Operations and Management, Community Relations/Market & Property Intelligence, and Financial Management and Reporting. This position is primarily located on the island of Oʻahu and reports to the Senior Director, Asset Management.

Job Summary

Oversees the strategic management and value creation of a region(s) of Kamehameha Schools' (KS') Hawaiʻi real estate portfolio (ʻĀina Pauahi), comprising of commercial ground‑leased and space‑leased assets, residential properties, agriculture and conservation assets. Works closely across the ʻĀina Pauahi functional divisions and KS business lines to manage, develop, transact, and advocate for policy that advances financial and non‑financial returns of the portfolio. As part of the ʻĀina Pauahi leadership team, periodically reviews and revises the portfolio strategy to ensure an appropriate risk‑adjusted rate of return is achieved for KS, and acts, both directly and through delegation to Asset Managers, as the owner’s representative on all matters relating to assigned assets within the limits of authority.

Essential Responsibilities

Planning and Strategy Development

Serves as the primary regional leader of KS real property asset efforts, including but not limited to facility access, supporting and developing asset and strategic resource plans that achieve an optimal balance of educational, cultural, environmental, community, and economic values. As part of the ʻĀina Pauahi leadership team, periodically review and revise the statewide and regional portfolio asset plan and strategy. The portfolio plan should emphasize selection of markets, property types and operating strategies, opportunity and threat analysis, strategic positioning of assets, marketing and leasing strategies, capital structure, operating strategies, cash flow forecasting, return on investment analysis, valuation, investment and sale timing (as appropriate) and performance metrics. Provides input to property‑specific or area‑specific redevelopment plans/asset plans, including capital deployment strategies, prioritization of development projects, capital plan and budget, identification of partnership opportunities, and performance metrics. Assists with portfolio‑level and property level risk mitigation strategies to reduce volatility of returns.

Operations and Management

Primary leader for optimal management of a diverse regional asset portfolio; seeking to maximize financial returns and community relationships, while controlling expenses and risk. Manages staff, including recruitment, goal‑setting, evaluation, development, and succession planning. Identifies and implements non‑economic opportunities to advance KS' educational mission within the commercial portfolio, including leveraging KS' business relationships to create student access and opportunity. Identifies leading industry practices and processes and implements a program of continuous improvement where appropriate. Leads the divisional asset management operations and strategy to increase portfolio value and income, while cultivating prosperous ʻohana and communities through active management that increases occupancy, secures quality tenants, and reduces operating expenses to maximize financial, social, and environmental performance of assets without sacrificing excellent customer service or property maintenance. Manages a team of Asset Managers, support staff and third‑party property managers and leasing agents. Specific areas of responsibility include: vendor selection and performance review; review and amend policies and procedures; annual leasing guidelines; departmental budgets; property budgeting; financial controls; major lease negotiations; capital expenditure approvals; lease collections; resource planning; cash management; easements.

Community Relations/Market & Property Intelligence

Actively engages leadership on a broad range of issues and positions related to KS' lands and assets within the assigned region(s). Cultivates strong community relationships with leaders from various sectors, including business and land management, education, conservation, and government. Develops a detailed understanding of the overall market, micro‑economic, community, political, and real‑estate trends affecting the local and national real‑estate market, in addition to Hawaiian land trusts.

Financial Management and Reporting

Oversees operations, compliance, and fiscal reporting. Analyze regional asset and risk performance related to strategic land and asset initiatives, operational matters, and projects to provide assistance and/or interventions in support of successfully achieving overall goals. Reviews financial and non‑financial reports to drive decision‑making and division performance: annual budget and budget variance reports; operating statements; periodic variance analysis; periodic standard reports triggered by activities other than the passage of time; under‑performing or watch list reports; accounts receivable; performance reviews; financial trend analysis; balance scorecard.

Position Requirements

Minimum Qualifications

- Master’s degree in Business, finance or closely related field.
- Minimum 10 years of directly related work experience, to include progressively responsible work experience in real estate asset management, development project management and/or consulting for an institutional owner.
- Minimum 5 years of experience as a director or manager.
- Understand and have demonstrated proficiency with the full cycle of commercial real estate investment activities, including feasibility analysis, development, acquisitions, financial structuring, marketing, property management, marketing and leasing, credit analysis, and divestment.
- Demonstrated proficiency with portfolio and asset planning such as buy, hold, and sell analyses.
- Familiarity with governmental departments and regulations with regard to permits, zoning, building codes and archeological issues.
- Familiarity with trends, supply/demand, and issues affecting real estate.
- Demonstrated proficiency with pro‑forma analysis and budgeting, including ability to develop investment strategy, financial reporting, cash flow forecasting, appraisal, and debt, equity and lease structuring.
- Negotiation skills for sensitive, high‑level relationship management.
- Demonstrated understanding of real estate economics including supply and demand relationships, analytical techniques, and knowledge of appraisal approaches and drivers of value.
- Full understanding and demonstrated proficiency with the principles of net present value and internal rate of return, and be capable of calculating same.
- Strong leadership qualities.
- Able to develop strong community and tenant relations.
- Able to foster strong team building ethic among professional staff.
- Comfortable working with senior management and Boards of Directors/Trustees.
- Strong customer service orientation.
- Strong interpersonal skills, including presentation, oral communication and writing.
- Able to manage highly confidential information using ethical conduct and discretion at all times.
- Able to prioritize and manage multiple activities simultaneously, be able to meet deadlines, and to work independently with a high degree of accuracy.
- Able to travel to off‑site locations on‑ and off‑island as needed.
- Ability to work evening and weekend hours as required to meet goals and objectives.

Preferred Qualifications

- Computer skills with State and County databases, JD Edwards, GIS, etc.
- General working knowledge of operations, processes and policies of large institutional organizations.
- Experience using data to design a "roadmap" for programmatic improvement through focused interventions and the used of "legislative leadership" to ensure implementation and monitoring.
- Experience in working with ethnically diverse student and staff populations.
- Experience in working with trustees, and with a CEO‑led corporate model.
- Experience with aina/place/culture‑based education models, curricula, programs and staff.
- Experience with diverse land asset management (Commercial, Agriculture, Conservation).
- Experience with land planning and development.
- Experience building community contacts and working relationships with a wide variety of groups.
- Current and valid State of Hawaii driver’s license.

Physical Requirements

Frequently sits, perform desk‑based computer tasks and grasp light or fine manipulation, talk or hear. Occasionally stand and/or walk, write by hand, and lift and/or carry, push and/or pull objects that weigh up to 10 pounds. Rarely twist, bend, stoop, squat, kneel, crawl, climb, reach or work above shoulder, or grasp forcefully.

Working Conditions

This position may involve traveling to various locations, including neighbor islands to conduct business. Work is conducted in an office environment and may require work to be conducted in non‑standard workplaces. Work is typically conducted Monday through Friday at normal business hours.
