Facility Maintenance Worker

Job Summary:Under general supervision, performs a variety of semi-skilled maintenance, repair, and facility support functions for Gateway properties and facilities. Assists in maintaining buildings, grounds, equipment, furnishings, and related systems in a safe, functional, and professional condition. Performs preventive maintenance activities and responds to facility repair needs while supporting agency operations and ensuring compliance with safety standards.Essential Functions:Troubleshoots minor maintenance issues involving electrical, structural, plumbing, mechanical, and equipment repair or replacement.Performs preventive building maintenance including caulking windows and doors, repairing and replacing broken windows, and conducting routine facility inspections.Performs routine plumbing repairs including repairing leaks, unclogging sinks, toilets, and urinals, and servicing faucets and drinking fountains.Performs routine electrical maintenance including replacing bulbs, fluorescent lamps, and assisting with repairs to ballasts and fixtures.Purchases and obtains supplies, equipment, and materials necessary to complete maintenance projects.Assembles, installs, relocates, and repairs furniture and office equipment.Hangs bulletin boards, pictures, signage, and related fixtures.Moves and arranges tables, chairs, and equipment for agency events and operational needs.Repairs and replaces locks, door hardware, and door closers.Patches, repairs, and finishes walls and building surfaces.Paints interior and exterior walls, structures, and surfaces.Assists with grounds maintenance and exterior property upkeep as assigned.Maintains maintenance records, work orders, and supply inventories.Uses tools, materials, and equipment safely and responsibly.Maintains a clean and organized work area.Responds to maintenance emergencies and facility service requests.Performs other related duties as assigned.Required Knowledge & Skills:Knowledge of trades related to building maintenance and repair.Knowledge of building maintenance procedures, practices, and repair techniques.Knowledge of machinery, equipment, and tools necessary for maintaining and repairing facilities.Knowledge of occupational hazards and appropriate safety precautions.Knowledge of preventive maintenance practices.Skill in reading and following blueprints, diagrams, specifications, and assembly instructions.Skill in following safety procedures and identifying workplace hazards.Skill in the use of hand tools, power tools, and maintenance equipment.Ability to diagnose and resolve basic maintenance and repair issues.Ability to establish and maintain effective working relationships with staff, vendors, and the public.Ability to communicate effectively both verbally and in writing.Ability to prioritize multiple assignments and complete work independently.Ability to maintain records and documentation accurately.Ability to follow verbal and written instructions.Ability to work safely in various indoor and outdoor environments.Primary Responsibilities, but not limited to:Building maintenance and repair.Preventive maintenance activities.Plumbing, electrical, and minor structural repairs.Painting and facility appearance maintenance.Furniture assembly, relocation, and installation.Facility inspections and safety monitoring.Supply and material procurement.Work order completion and documentation.Grounds and property support activities.Emergency maintenance response.Competencies:Decision MakingOrganizational SkillsResults DrivenProblem SolvingCustomer ServiceEthical ConductCooperation and CollaborationAccountabilityFinancial AwarenessConfidentialityRequired Education & Experience:High School Diploma or GED.Minimum one (1) year of building maintenance experience; or any equivalent combination of education, training, and experience sufficient to perform the essential functions of the position.Valid Georgia driver’s license.Upon appointment to the position, the employee assumes responsibility for meeting and maintaining all minimum qualification requirements, including applicable certifications, licenses, continuing education, competency validations, and mandatory annual or recurrent training. Duties regularly require standing, walking, bending, climbing, stooping, lifting, carrying materials, operating tools and equipment, and performing maintenance activities.
