Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Responsibilities Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, credit screening and background checks, preparing lease and move‑in packages, and ensuring smooth move‑in and lease signing. Inspect apartments prior to resident move‑in to ensure they are move‑in ready and schedule any outstanding work with the maintenance team. Stay informed about current market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow community policies related to concessions, specials, and programs to boost occupancy. Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools (e.g., Craigslist, Facebook, e‑mail), and community‑specific plans. Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensure show units meet company standards by inspecting marketing corridors and leasing tours daily, communicating maintenance needs, merchandising show units, and preparing the office for daily leasing activities. Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls to finalize decisions to lease and/or renew. Support the lease renewal program by preparing renewal letters and packages, meeting with renewing residents ahead of move‑out dates, and ensuring renewal documents are signed on time. Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or convey requests to the appropriate individual(s). Required Licenses or Certifications All licenses and certifications required by State and Local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. May travel for training, business meetings, or to assist other properties. Work a flexible schedule, including calls during evenings, weekends, and holidays. Compensation Hourly range: $15.50 – $19.00 Additional Compensation Corporate positions: eligible to participate in quarterly or annual bonus programs based on individual and company performance.
