Central Plant Operator

JOB SUMMARY:The Central Plant Operator will operate and maintain all heating, air conditioning, life safety and related equipment necessary to provide a comfortable, safe, and healthy environment for building occupants.POSITION AUTHORITY:The incumbent is authorized to take reasonable action necessary to carry out assigned duties and responsibilities, provided such action is consistent with position guidelines as outlined below.POSITION GUIDELINES:Position guidelines include, but are not limited to, established company and department policies and procedures and all supervisory directives. The incumbent is expected to exercise sound, reasonable judgment and initiative, and give high priority to accuracy and details in the performance of job responsibilities.ESSENTIAL FUNCTIONS:Maintain Central Plant and all associated equipment on siteWork with other maintenance personnel when called uponAssist as needed in assembly and disassembly of temporary exhibitsRespond to all maintenance emergency situationsOperate domestic, and heating boilers, chillers, air compressors, pumps, and related equipmentPerform preventative maintenance on all mechanical equipmentMonitor control panels, gauges, dials, and meters to ensure proper operation of equipmentMake necessary adjustments on equipment to obtain efficient, safe, and economical operationPerform repairs on equipment as directed or requiredMonitor and record chemical analysis of water treatment used in HVAC equipment and adjust residual levels of chemicals to obtain optimum balancePerform routine inspections of mechanical rooms, substations, central plant, water treatment, and public areasRespond to requests for temperature adjustmentsMaintain log books to record daily operations, utility consumption, equipment maintenance, and other activitiesPerform minor plumbing, or electrical repairs as neededOperate and maintain building automation system, and respond to alarms associated with its operationsLearn all aspects of utilities distributionMaintain Building Automation System and its associated equipment ensuring good working conditionKeep Central Plant equipment and building in a clean and efficient working conditionAny and all other duties as assigned; duties are subject to change as management deems necessary to best serve the needs of Moody gardensEDUCATION/ EXPERIENCE REQUIREMENTS:High School diploma or equivalent requiredCollege degree in related field preferredPrior Electrical, Plumbing, and HVAC Systems experience preferredAny combination of experience or training that provides the required knowledge, skills, and abilities preferredREQUIRED SKILLS:Must be reliable, self-motivated, and responsibleMust have good mechanical skillsAbility to communicate clearly in person and over a 2-way radioAbility to exhibit maturity in the workplace and have a cooperative attitudeMust be able to work a flexible schedulePHYSICAL REQUIREMENTS:Ability to remain on feet standing and walking for long periods of timeAbility to work in extreme temperatures outside in the heat, occasionally inside the broiler room or the low temperature coolerAbility to perform tasks that involve reaching, crouching, and climbingAbility to lift up to 50 pound and occasionally push or pull up to 100 poundsMust have good hearing, eyesight, and balance #J-18808-Ljbffr Moody-Gardens,-Inc.-Resort-and-Attractions
