Position Description: The role is responsible for the day-to-day operations of a building or group of buildings.
Duties / Responsibilities: Ensuring the building is safe and secure, and that equipment and systems are well-maintained. Ensuring life safety codes are met and buildings meet health and safety standards, government regulations, and energy efficiency requirements. Schedules testing of annual, semi-annual and quarterly inspections of fire alarm, sprinkler system, boiler system and other state required inspections. Managing maintenance supply orders and ensuring efficient building operation cost.
Scheduling and overseeing building contractors for services such as electrical, plumbing, exterior renovations and other scheduling to maintain building. Responsible for the Climate Control System and ensure preventive maintenance is scheduled in a timely manner. Ensuring the building has adequate emergency generators, power systems, elevators and responsible for emergency exit planning. Ensure the company's infrastructure is well maintained.
Schedule preventive maintenance of company vehicle fleet, tracks mileage and ensures vehicles are stocked with safety supplies and equipment.
Maintains the outdoor grounds, landscape of the facilities and preventive maintenance of outdoor machinery. Responsible for monitoring and programming the access control system which houses new hire employee key cards, door access codes, and building security lock system including the replacement of interchangeable door locks. Responsible for snow removal from sidewalks and parking lots. Renovate office and apartment spaces as needed. Perform janitorial duties as needed. Other duties needed upon emergency situations. Required Skills / Abilities: Ability to complete tasks in a timely manner with minimal supervision. Knowledge of Life Safety Code. Knowledge of facility equipment such as electrical, HVAC, plumbing, boiler systems, fire systems, sprinkler systems, access control systems, security systems, etc.
Ability to balance multiple projects, meet deadlines, and maintain accountability.
Detail-oriented and thorough. Ability to perform basic repairs and operate tools or equipment used in routine maintenance. Ability to act independently, with good judgment Ability to work effectively as part of a team Ability to communicate effectively, both orally and written. Ability to be organized Ability to clearly set expectations Ability to maintain confidentiality Ability to follow verbal and written instructions Must possess a valid Driver's License. May need to use personal vehicle for work-related tasks and must provide proof of insurance. Education and Experience: High school diploma or equivalency; Associate degree preferred in related field. Five years experience in in maintenance and/or facility management, or a related field.
Other Requirements: Requires periods of walking, traveling to other agency buildings and community to carry out duties. Requires excellent communication skills. Must have a valid driver's license. Must be able to lift, bend, stoop, reach and lift up 50lbs at a time.
Must be OSHA certified, or able to obtain within 6 months.
