Community Manager The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on‑site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns. Essential Duties & Responsibilities Personnel Management: Regular daily onsite attendance is required, screen, hire, train, coach, and develop on‑site staff, complete staff schedules and assignments, deal effectively with performance problems, promote harmony and quality job performance, ensure compliance with company policies. Financial Management: Achieve the highest possible net operating income through cost control and revenue leasing improvement, develop yearly operating budgets, reconcile rent and vendor invoices, ensure timely property closeout and accurate financial reporting. Strategic Leasing Management: Develop yearly marketing plan, implement resident retention programs, deal with resident complaints, effectively show, lease, and move in prospective residents, maintain accurate leasing reporting. Administrative & Maintenance Management: Ensure accurate administrative & leasing reporting, head emergency team, maintain property appearance, monitor service request turnaround, plan and utilize resources economically, give direction to maintenance and construction activities. Education/Experience High School Diploma or Equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Ability to understand and perform all on‑site software functions; basic computer skills required. Must have basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular communication with others, repeated wrist/hand movements, assess work thoroughness, overtime, weekends, night hours for emergencies. Standing or sitting for prolonged periods, moving between workstations. Ladder, stairs, scaffolding use; ability to lift and move objects up to 25 lbs; operate machinery, power tools, vehicles; work in various environments (indoor/outdoor, confined spaces, hazardous chemicals). License/Equipment Must have reliable transportation due to the emergency on‑call requirement. Salary Range $52,000 per year to $56,160 per year.
