We are seeking an experienced Senior Estimator to lead preconstruction efforts for complex commercial construction projects in the Raleigh, NC market. This role is ideal for a conceptual estimator who can develop budgets from early design concepts through completed plans while partnering closely with operations and project teams.

Description

• • Lead conceptual estimating efforts from early project vision, sketches, and preliminary designs through completed construction documents.
  • Develop detailed budgets, cost models, and estimates for design-build and negotiated work.
  • Prepare comprehensive estimates across multiple trades, including self-performed work scopes.
  • Collaborate with preconstruction, operations, and project management teams to ensure accurate project planning and execution.
  • Evaluate drawings, specifications, and project requirements to identify risks, opportunities, and value engineering solutions.
  • Support pricing strategy, subcontractor outreach, and bid package development.
  • Participate in client meetings and help position projects for successful pursuit and delivery.
  • Provide cost guidance throughout the design process and maintain estimate accuracy as projects evolve.
  • Contribute to the successful delivery of healthcare, life science, assisted living, and other technically challenging construction projects.

Profile

Must-Have Qualifications

• 8+ years of estimating experience within commercial construction.
• Strong conceptual estimating experience with the ability to create budgets from early-stage designs and sketches.
• Experience working on design-build or negotiated projects.
• Background estimating complex commercial projects such as healthcare, life sciences, assisted living, higher education, or similar technical sectors.
• Understanding of structural concrete and concrete construction activities.
• Strong communication and collaboration skills with the ability to work closely with operations, field, and executive teams.
• Stable career history with demonstrated tenure and limited job movement.

Preferred Experience

• Previous project management experience or exposure to project operations.
• Experience estimating self-performed construction work.
• Familiarity with the Raleigh market or willingness to relocate for a compelling opportunity.
