Brunswick Housing Authority is seeking a Housing Inspector/Maintenance Tech , to be based in Brunswick, Maine. Job Summary:

The Housing Inspector/Maintenance Tech is responsible for the inspection of dwellings of all types that fall under the HCV (Section 8) program and other BHA owned or managed properties for compliance with codes relative to building, plumbing, electrical, and occupancy sanitation, zoning and other features as required by HUD. This position is also responsible for performing routine maintenance tasks associated with the repair and upkeep of the agencies’ dwelling units and facilities.

• Annual pay in the range of $55,000 – $60,000

Qualifications:

• Knowledge of property inspection and building maintenance equivalent to completion of an associate’s degree and a minimum of three years of related experience, or equivalent combination of education and experience.

• Experience in multifamily housing programs.

• Knowledge of HUD regulations, codes, policies and procedures relevant to the units being inspected.

• Ability to inspect a wide variety of electrical, plumbing, and mechanical equipment and fixtures to determine defects and needed repairs.

• Experience in multifamily housing programs.

• Must possess a Housing Quality Standards Certificate and Universal Physical Conditions Standards certificate or obtain these within six months of employment.

• Ability to work without supervision.

• Ability to communicate clearly and professionally both verbally and in writing.

• Knowledge of work order processes and related software systems.

• Must possess a valid Maine Driver’s license.

Responsibilities and Scope:

• Performs housing quality inspections and UPCS inspections on HCV units at the time of initial lease up and on an annual basis.

• Responds to and investigates complaints which may be dangerous or detrimental to the health and safety of occupants and neighbors such as overcrowding, cleanliness, and infestation.

• Responsible for timely and descriptive inspection reports.

• Schedules all inspections for all BHA owned or managed properties and Section 8 for compliance with HUD assessment programs.

• Process work orders for the maintenance department; maintains related records.

• Updates utility schedules annually and inputs updated schedules into the interoffice computer system.

• Performs building maintenance, carpentry, plumbing, mechanical, electrical, and painting work on Housing Authority buildings.

• Inspects, performs basic repairs, and maintains boilers and related equipment.

• Removes snow and ice from walkways and sidewalks; spreads chemicals for sand and ice control; operates a snowplow for snow removal from roadways.

• Performs landscaping duties, including mowing lawns, trimming bushes, and planting flowers and shrubs.

• Promotes and maintains positive relations with landlords and tenants.
