Location: Phoenix, Arizona

Salary Range and Benefits: $70K to $80K base, plus bonuses, Medical, Dental and Vision Coverage, FSA, 401(k) with match, and more

LHH is working with a growing title company seeking an Escrow Assistant Paralegal to support a busy commercial escrow desk in Phoenix. This role offers hands-on involvement in complex commercial real estate transactions and close collaboration with senior escrow professionals. The ideal candidate will have at least two (2) years of experience in a title or escrow environment, along with a strong understanding of title insurance processes, escrow workflows, and commercial transaction dynamics.

Responsibilities:

• Support escrow officers throughout the lifecycle of commercial real estate transactions from file opening through closing and post-closing.
• Open and maintain escrow files, ensuring all documentation is complete and organized.
• Review purchase agreements and escrow instructions to monitor key terms, deadlines, and requirements.
• Prepare and revise escrow instructions, settlement statements, and closing-related documents.
• Review title commitments, surveys, and related materials to identify potential issues or missing items.
• Assist with resolving title matters by coordinating payoffs, releases, and other required documentation.
• Work closely with title officers, underwriters, lenders, and third parties to keep transactions progressing smoothly.
• Prepare settlement statements and assist with balancing and funding processes.
• Coordinate incoming funds, outgoing wires, and disbursements in compliance with internal procedures.
• Support closing logistics, including assembling documents, coordinating recordings, and handling post-closing deliverables.
• Maintain organized files and ensure compliance with company policies and confidentiality standards.

Qualifications:

• Minimum of 2+ years of experience in commercial escrow, title, or real estate paralegal work.
• Strong understanding of commercial escrow processes within a title company environment.
• Familiarity with ALTA standards, title commitments, endorsements, and curative procedures required.
• Experience reviewing transaction documents and coordinating due diligence materials.
• Ability to manage multiple transactions in a fast-paced, deadline-driven environment.
• Strong organizational skills and attention to detail.
• Excellent written and verbal communication skills.
