Maintenance Supervisor

About the Role A Maintenance Supervisor that will be performing all routine and preventative maintenance to maintain the physical and operational integrity of the apartment community, including the interior of units. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. Additionally, you are the person responsible for the upkeep, inventory, logs/records and repair of grounds, apartments and buildings of the property ensuring they are maintained in an efficient manner under the direction of the Property Manager. You are CPO and EPA certified. Location: Redwine Creek Apts Responsibilities Execute and maintain the daily repair and upkeep of the community to ensure aesthetics in a crisp and professional manner. Physically walk the property daily to remove litter, debris, and pet droppings from the grounds and pay specific attention to pool area(s), laundry room(s), dumpster or compactor area(s), recreation area(s), community entrance, all areas in front of, behind and around the leasing center, walkways, breezeways, stairways, parking lot and roadways. Perform trash‑out duties of vacant units as needed, removing abandoned furniture, garbage, boxes, food and other debris, and preparing vacant units for occupancy within established deadlines. Dispose of any trash or other debris left outside of the dumpster, compactor, or bulk item area; sweep and clean the area daily and use a disinfectant and water to maintain a clean appearance weekly or as needed. Clean the pool deck and restrooms daily, including washing pool deck and furniture, emptying all trash cans, cleaning toilets, sinks, urinals and replenishing paper towel and toilet paper as required. Assist in team effort of maintaining curb appeal and general cleanliness of buildings and grounds by detailing the property on a regular basis, raking, using a blower, pressure washing breezeways and stairs, cleaning light covers, and touching up paint where needed. Perform interior or exterior painting duties as needed and as requested by the Property Manager. Participate in ongoing property preventative maintenance plan by performing routine maintenance and following direction from the Property Manager, including replacing screens, broken window glass, door locks, toilet flappers, unclogging drains, and maintaining gas fixtures and ceiling fans. Complete monthly AC filter change and interior preventative maintenance inspections according to the schedule set by the Property Manager. Manage service requests and response times, ensuring completion within established deadlines and providing responsive, efficient, and courteous customer service. Maintain a safe work environment and report any safety concerns, extraordinary or unusual circumstances to the Property Manager while complying with OSHA, Fair Housing Laws and ADA. Ensure proper care, maintenance, and inventory of all tools. Maintain a thorough knowledge of and adherence to company policies and procedures, upholding the philosophy that residents are the number one priority and providing exceptional customer service. Remove and transfer heavy appliances and equipment from storage area to apartment or vice‑versa and assist in moving abandoned furniture, appliances and other items to the dumpster when necessary. Be knowledgeable of inventory levels of spare parts and supplies and inform management of shortages. Will be required to assist with other nearby property maintenance if needed. All other job duties as required. Qualifications Minimum four years’ hands‑on experience in maintenance, including carpentry, electrical, heating and cooling systems, plumbing, painting, drywall, buffing and waxing, use of power tools, pool care and appliance repair. HVAC certification is mandatory, Heat Pump experience is a plus. High school diploma or GED. Familiarity with multi‑family real estate and property management. EPA Section 608 Type I and II or Universal Technician license is required. Valid State Driver’s License. Ability to work rotational evenings, overtime, holidays, weekends and on‑call for emergencies. Thorough, reliable, responsible, honest, organized, flexible and service‑oriented with a strong work ethic and high degree of professionalism. Ability to learn and apply proper maintenance procedures and use of equipment and supplies, follow procedures for installing, testing, operating or repairing machinery or technology systems, including driving a golf cart; knowledge of EPA, occupational hazards, safety practices, storage of hazardous materials, property management emergency procedures and safety reporting. Ability to understand and follow written and oral directions and perform work independently. Supervisor Responsibilities Oversees Maintenance Technician(s) and work order completions.
