Maintenance TechnicianWe are seeking a highly motivated Maintenance Technician to join our awesome team here at Fairlawn! The ideal candidate will have superior attention to detail and the ability to directly handle a wide range of maintenance activities.What Will You Do?Exemplify the core values of Be Kind, Be Flexible, Own it, and Always ImproveDirectly handle a wide range of maintenance repairs including plumbing, appliances, electrical, roofing inspection/minor roof damage; recommend outsourcing tasks to external vendors as necessaryPerform skilled maintenance and repair of complex mechanical, electrical, HVAC, and other physical structuresHandle residence turnover including direct participation in turning units, obtaining bids from subcontractors, and small renovation projectsMaintain good rapport with current and prospective residentsFollow company policies regarding gaining necessary approvals for any large maintenance tasks/expendituresComplete maintenance requests in a timely manner and document time, expense, and resultsRegularly assess the property for safety and preventative maintenance opportunitiesComply with all OSHA regulations and any applicable laws regarding health, safety, or the environmentAssist the team in developing methods and procedures to improve facility efficiency and workflowServe as one of the emergency contacts for the communities including handling of on-call maintenance requests for after-hours emergenciesLearn and ensure compliance with all Fair Housing Laws including local, state, and federal housing regulations (We provide training!)Pivot, roll up your sleeves, and jump in where needed!Why Should You Work Here?Competitive PayAdditional monthly or quarterly incentive pay for meeting goals and supporting property performanceMedical, Dental, Vision, and Life Insurance to access care for positive health outcomes and your overall wellbeingEmployee sponsored benefits including Short Term Disability, Life Insurance, Critical Illness, Accident, Flexible Spending, and H.S.A. Plus, the process is rewarding, and the results are great for your careerRequirementsWho You Are – We'd Love to Hear From You If You:Have a High School diploma or GEDValid Driver's License with at least 2 years of driving history and the ability to successfully pass MVR background requirements according to company insurance driving policyAre proficient with relevant technology (e.g. Microsoft Office, AppFolio, Outlook) and can easily adapt to changing technologyHave superior attention to detail, high energy, and a positive attitudeAbility to work independently and to work closely with other team membersEmbody our core values: Be Kind, Own It, Be Flexible, and Always ImproveMaintenance Technician IExperience: At least 1 year of relevant experienceCertifications: No certification requirementsMaintenance Technician IIExperience: Minimum of 2 years, with at least 1 year in residential maintenance, property management, or the real estate industryCertifications: HVAC certification preferredSome additional things you will need:Serve in the on-call rotation and assist in after-hours emergenciesAvailability to work longer hours and weekends during market turnover in July and AugustMust be able to perform the physical functions of the position not limited to the ability to walk properties, complete physical inspections, use both hands and feet to accomplish assigned work orders, and ability to stand, squat, push, pull, bend and lift in all directions including overhead and lifting up to 100 lbs.Fairlawn is a vertically integrated firm specializing in real estate investment, management, and development.
