Digital Infrastructure Advisory Associate Director

Department: Digital Infrastructure Walker & Dunlop provides capital to the commercial real estate industry, focusing on digital infrastructure and data center clients. Department Overview The Digital Infrastructure Advisory team seeks an Associate to join the New York office. The team has executed more than $40billion of transactions, covering corporate, portfolio, and asset-level investments across the capital stack. Responsibilities Prepare and deliver pitch materials and offering memoranda for data center and digital infrastructure transactions, including research, financial modeling, and transaction narratives. Conduct complex financial modeling of property-level cash flows and debt/equity structures using market information, appraisals, and leasing/comps data. Review and analyze relevant documents (leases, power agreements, loan documents, joint venture agreements, appraisals, etc.) to identify key information. Network within the industry through meetings, events, and trade organizations. Track and maintain a database of transaction comps and identify new business opportunities. Participate in weekly pipeline meetings to discuss deal flow, market conditions, and new client leads. Perform other duties as assigned. Education and Experience Bachelor’s Degree in Finance, Accounting, Economics, Real Estate, or a related discipline, or an equivalent combination of education and experience. 3+ years of experience in accounting, advisory, investment banking, lending, or principal investing. Transactional experience in data center, digital infrastructure, and/or real estate preferred but not required. Knowledge, Skills and Abilities Excellent financial modeling skills, including thorough knowledge of Excel; ARGUS experience is a plus. Proficiency in MS Outlook, Word, PowerPoint, and Excel; ability to learn Salesforce and other company software as needed. Strong research, analytical, and problem‑solving skills. Ability to analyze qualitative and quantitative information, and to be proactive and manage time effectively. Exceptional organizational, interpersonal, quantitative, writing, and communication skills; able to interface with clients including top‑level executives. Salary This position has an estimated base salary of $100,000 – $125,000 plus discretionary production incentives, based on relevant work experience, applicable knowledge, skills, abilities, internal equity, and market data.
