Community Manager - Alexan Moto

Job Description Summary This role manages the day-to-day operations of an assigned property, including overseeing team members, daily activities, and resources to achieve established budgeted financial and operational goals, while ensuring compliance with Company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other applicable laws governing multi-family housing operations. Job Description Property Name: Alexan Moto Location: Raleigh, NC Property Type: Mid‑Rise Stage: Lease Up Unit Count: 186 Schedule: Monday‑Friday; weekends if needed. Provides input into the development of budget(s) for the property by analyzing current financial statements and operational reports. Meets targeted revenues by setting rent rates, ensuring timely rent and fee collection, making bank deposits, and preparing monthly financial status reports. Approves vendor, contractor, and service provider invoices, reconciling work performed, verifying certificates of insurance, coding charges to appropriate Chart of Accounts, and coordinating communication among vendor, accounting, and owner. Controls expenditures to stay within the approved budget and manages the petty cash fund. Oversees lease enforcement, including approving resident applications, discounts, renewals, conducting apartment inspections, enforcing notice requirements, evicting residents, and collecting late fees as permitted by lease terms. Gathers, analyzes, and interprets market and economic trends to implement short‑ and long‑term marketing and leasing strategies that meet occupancy and revenue goals. Promotes resident satisfaction by responding to complaints and service requests and ensuring the maintenance team meets company standards. Conducts regular property inspections to ensure safety, cleanliness, and appearance of the property, grounds, buildings, and amenities. Supervises property staff through interviewing, hiring, orienting, training, and performance management. Assists in managing the client/owner relationship by meeting with owners, conducting property tours, providing performance updates, and responding to owner requests. Completes various accounting, financial, administrative, and other reports and performs additional duties as assigned. For California only: Manages the lease process using the California specific Lease File Checklist to ensure all lease documents are complete and compliant. Basic Knowledge & Qualifications Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field. 4‑6 years of relevant experience demonstrating property management, sales, marketing, and customer service skills sufficient to manage day‑to‑day operation, resolve complaints, maintain financial records, increase revenues, and coordinate a team. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, capable of working independently, as a leader, and collaboratively as part of a team. Specialized Skills Must hold all required licenses and certifications per state and local jurisdictions. Must have a valid driver’s license to operate a golf cart on the property and ensure other staff with cart access also have valid licenses. Proficiency in internet, word processing, spreadsheet, and database programs for reporting and employment paperwork. Strong proficiency with property management software such as Entrata, Yardi, and/or OneSite. Management and supervisory skills to hire, lead, evaluate, and oversee subordinates, including maintenance specialists. Travel / Physical Demands Work primarily in an office environment with frequent exposure to exterior and interior property areas; must access all parts safely. Must be able to push, pull, lift, carry, or maneuver weights up to 20 pounds alone and 50 pounds with assistance. May be required to travel locally to make bank deposits, attend training, outreach events, or other job necessities. Salary Range The salary range for this position is $75,000 - $85,000. Additional Compensation Corporate or Onsite Property Positions may participate in quarterly, monthly, and/or quarterly bonus programs based on individual and company performance. For onsite team members, onsite housing discount at Greystar‑managed communities subject to availability. 6‑Week Paid Sabbatical after 10 years of service and every 5 years thereafter. 401(k) with company match up to 6% of pay after 6 months of service.
