Leasing Manager

The Leasing & Marketing Manager is responsible for driving occupancy, rental revenue, resident retention, & brand awareness for an Estates apartment community. This role leads all leasing, marketing, social media, outreach, and resident engagement efforts while delivering an exceptional prospect and resident experience. The Leasing & Marketing Manager is expected to actively secure leases, generate qualified traffic, maximize lease conversions, support revenue management strategies, and promote the community through digital marketing, social media, outreach, and resident retention initiatives. Key Responsibilities Leasing & Revenue Generation Personally conduct community tours, virtual tours, and leasing presentations designed to convert prospects into residents. Actively secure leases and contribute directly to achieving monthly occupancy, leasing, renewal, and rental income goals. Maintain consistent follow-up with all prospects through phone, email, text, CRM, and appointment-setting activities. Monitor traffic, conversion ratios, lead sources, and leasing performance metrics. Process applications, lease agreements, renewals, transfers, and move-in documentation accurately and timely. Assist with revenue management initiatives including pricing recommendations, market surveys, and competitive analysis. Marketing, Branding & Social Media Manage the community's social media presence across all approved platforms. Create engaging content that highlights community amenities, resident lifestyle, events, neighborhood attractions, and available apartment homes. Coordinate photography, video content, resident testimonials, and promotional campaigns. Monitor and respond to online reviews and reputation management platforms. Track digital marketing performance, lead generation sources, and advertising effectiveness. Execute outreach marketing initiatives, local partnerships, networking events, and community engagement activities. Ensure all marketing materials comply with Fair Housing guidelines and company branding standards. Resident Experience & Retention Deliver a luxury customer experience throughout the prospect-to-resident lifecycle. Coordinate resident events and community engagement programs. Support lease renewal efforts and resident retention initiatives. Address resident concerns promptly and professionally. Promote a positive community culture that enhances resident satisfaction and retention. Administrative & Compliance Maintain accurate prospect, leasing, and resident records within the property management system. Ensure compliance with Fair Housing, company policies, and applicable regulations. Complete required reports, audits, and leasing documentation accurately and on schedule. Maintain model and "show" apartments, amenity spaces, and leasing office presentation standards. Qualifications 2+ years of multifamily leasing, sales, hospitality, or customer service experience. Proven track record of achieving leasing and occupancy goals. Strong sales, closing, and customer relationship skills. Experience with social media marketing and digital lead generation. Knowledge of Fair Housing regulations. Proficiency with CRM and property management software platforms.
