Custom Home Project Manager/Superintendent

Tourmaline Builders has built luxury custom homes in San Diego's beach communities since 2011 and has won Custom Home of the Year six times. We build 10 to 12 homes a year with a team of about 18. We run an organized, process-driven operation: weekly team meetings, in-house field crews, low turnover, and clients who expect a professional at every point of contact. We're hiring an experienced Superintendent to run one or two custom home projects at a time. At Tourmaline this role blends field superintendent and project manager duties. You'll be on site daily, and you'll also be the client's primary contact and the person who buys out and manages the subcontractors.

What you'll do

• Run day-to-day construction on one to two custom homes, from foundation through final walkthrough
• Serve as the client's primary point of contact and the face of Tourmaline on the project
• Own the project schedule and field-side cost control: cost-to-complete, change orders, sub buyout
• Solicit bids, award subcontracts, and manage subs alongside our in-house field crew
• Coordinate inspections, architects, engineers, and designers;
  hold quality and safetystandards on site
• Work with your Project Coordinator on budgets, selections, and weekly client reporting

Requirements (please don't apply if you don't meet these)

• 5+ years as the lead superintendent or PM on ground-up custom homes, including at least two projects over $3M in contract value
• Able to start with minimal ramp-up and run a complex project without daily supervision
• Fluent reading architectural and structural drawings
• Proficient with construction management software (Procore, Buildertrend, or similar) and Excel
• Polished, professional communicator in person and in writing;
  comfortable being the client's main contact

Compensation

$115,000–$145,000 depending on experience, plus 401(k) with generous company match and healthcare.

To apply

Provide your resume and a cover letter. In the cover letter, describe the most recent custom home you ran: size, approximate contract value, your role, and what you'd do differently. Applications without a cover letter won't be reviewed.
