Construction Superintendent (Ground-Up Residential)

About the Role Are you a proactive, forward-thinking field leader who thrives on keeping projects ahead of schedule? We are seeking a high-caliber Construction Superintendent to oversee daily on-site operations, enforce elite safety standards, and drive execution from groundbreaking through final punch-list. Responsibilities Proactive Look-Aheads: Relentlessly anticipate site needs; masterfully coordinate next week's trade logistics and material deliveries while actively supervising today's site operations. Quality Control & Site Standards: Maintain an exceptionally high bar for quality control across all structural, MEP, and architectural finishing trades; ensure the job site and field office remain clean, safe, and organized. Safety Leadership: Cultivate a visible, strict culture of safety across the entire site; drive weekly toolbox talks, enforce OSHA compliance, and manage mandatory safety documentation. Regulatory & Inspection Management: Schedule, coordinate, and successfully close out all municipal and agency inspections, including NYC DOB, FDNY, and Special Inspections. Punch-List Execution: Develop internal pre-punch lists to proactively initiate corrective work early; review Architect/Engineer punch-lists, schedule trades for rapid completion, and drive the final client walk-through to formal sign-off. Site Close-Out: Oversee final site demobilization, trade offboarding, and reconcile the final project inventory log. Qualifications Experience: 5+ years of hands-on experience as a Lead Construction Superintendent, specifically managing ground-up multi-family, mid-rise, or high-rise residential builds in an urban environment. Licensing & Certifications: Valid NYC DOB Site Superintendent License is highly preferred; OSHA 30-Hour and 62-Hour SST certifications are required. Technical Skills: Deep knowledge of construction sequencing, blueprint reading, structural concrete/steel frames, and managing multi-trade subcontractors. The "Act, Don't React" Mindset: Proven ability to manage site logistics proactively, solving field coordination conflicts before they impact the critical path.
