We have an outstanding career opportunity for a Property Manager to join a leading Company located in the Washington, DC surrounding area.
Salary: $110K + 5-8% Annual bonus.
Job Responsibilities:
FINANCIAL MANAGEMENT
- Own the financial performance of the assigned portfolio and maintain a strong understanding of property-level P&L.
- Prepare and manage annual operating and capital budgets.
- Complete monthly financial review and variance analysis, identifying trends, issues, and opportunities.
- Prepare monthly accruals, reclasses, and financial adjustments accurately and on time.
- Lead CAM reconciliations, including tenant bill-backs, operating expense recoveries, and year-end reconciliation processes.
- Manage reforecasting and update projections based on actual performance, leasing activity, expenses, and changing assumptions.
- Review operating expenses and identify opportunities to improve property-level financial performance.
- Manage and approve weekly AP requirements, ensuring invoices are properly coded, supported, and processed timely.
- Partner with accounting to resolve discrepancies and ensure accurate financial reporting.
- Understand the connection between property operations and NOI, cash flow, tenant recoveries, and overall asset performance.
- Present financial results, variances, and forecasts to ownership/leadership as required.
PROPERTY & TENANT MANAGEMENT
- Provide overall management of approximately 400,000SF of commercial properties in NWWashington, DC.
- Maintain strong relationships with tenants, ownership, vendors, contractors, and internal partners.
- Serve as the primary escalation point for significant tenant, operational, and property issues.
- Oversee lease administration and ensure property operations remain consistent with lease requirements.
- Coordinate tenant improvements, capital projects, building repairs, and other property initiatives.
- Conduct regular property inspections and maintain high standards for building appearance, safety, and operations.
- Monitor vendor performance, contracts, insurance requirements, and service levels.
- Ensure compliance with applicable building, safety, and regulatory requirements.
ENGINEERING & TEAM LEADERSHIP
- You will directly oversee a five-person engineering team, supported by an Assistant Property Manager.
- Lead, coach, and develop the engineering team while establishing clear expectations and accountability.
- Partner with the Chief/Lead Engineer on preventativemaintenance, repairs, capital projects, and building systems.
- Prioritize building issues and ensure tenant requests are addressed appropriately.
- Coordinate engineering resources around property needs, projects, and tenant requirements.
- Leverage your APM and engineering support to operate efficiently rather than becoming the person responsible for every transaction and service request.
Basic Hiring Criteria:
- Has 5+ years of commercial property management experience.
- Has managed a significant commercial portfolio, ideally 300K+ SF.
- Is genuinely strong with property financials, not simply comfortable reviewing a monthly report.
- Can independently discuss and execute budgets, forecasts, accruals, reclasses, CAM reconciliations, AP, and variance analysis.
- Has strong Yardi experience.
- Understands how property-level decisions impact NOI and asset performance.
- Has experience managing vendors, tenants, contractors, and building operations.
- Has demonstrated leadership experience and can effectively manage an engineering team and APM.
- Is highly organized and capable of managing multiple priorities without creating unnecessary chaos.
- Communicates confidently with tenants, ownership, accounting, vendors, and senior leadership.
- Takes ownership, follows through, and doesn't need to be micromanaged.
