Maintenance Technician - Gramercy at Buckhead

Job Description Summary This position performs technical and mechanical work to maintain the physical aspects of the property’s buildings, grounds, amenities, and common areas, ensuring they meet company standards for cleanliness, appearance, safety, and functionality. Property Type: Midrise | Stage: Stabilized | Unit Count: 249 | Schedule: Monday‑Friday + rotating on‑call flexibility. The hourly range for this role is $21.00 – $24.00. Responsibilities Completes assigned work orders from resident requests and performs preventive maintenance by diagnosing defects, following policies, safety standards, and code requirements. Executes the “make‑ready” process to prepare vacant units for leasing or new move‑ins, including pre‑move‑out inspections, creating punch lists, scheduling vendors, procuring supplies, completing maintenance tasks, and inspecting finished work. Follows procedures for accessing and obtaining materials, supplies, equipment, and tools, tracking inventory usage, returning unused items, and notifying the maintenance supervisor of re‑ordering needs. Documents service requests accurately and promptly to ensure proper tracking. Assists in maintaining grounds, common areas, and amenities by collecting trash, cleaning, washing breezeways and pool areas, and painting curbs or signage when needed. Supports cost‑cutting and expense control by fixing parts when possible, avoiding waste, and using tools and equipment properly. Other Responsibilities Complies with safety and risk‑management policies by attending routine safety meetings, completing OSHA and other required training, and promptly reporting accidents or incidents. May inspect contractor or vendor work to verify compliance with quality standards, scope, and specifications. Assists with routine and periodic property inspections to identify safety and risk‑management concerns, maintain property repair, and communicate physical needs to management. Physical Demands The incumbent must stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Duties include working both indoors and outdoors in all weather conditions and handling weights up to 25pounds independently and 50pounds with assistance. The role may require occasional travel for training or assistance at other properties and a flexible schedule that includes evenings, weekends, and holidays. Required Licenses or Certifications EPA certifications Type1 andII or Universal for refrigerant recycling (for Certified Service Technicians). All certifications required by state and local jurisdictions (for all Service Technicians). Valid driver’s license for operating a golf cart on property, if applicable. Compensation and Benefits The hourly pay ranges from $21.00 to $24.00. Depending on position type, employees may participate in a quarterly, annual, weekly, monthly, or quarterly bonus program.
