Land Manager

SUMMARY:
The Land Manager (LM) is responsible for finding and acquiring land for residential development and preparing the land for vertical construction. This includes researching, analyzing, and recommending land for purchase through due-diligence and in accordance with the agency's strategic plan. The Land Manager takes land from research and purchase through pad ready status for vertical construction. This can be single lots or multiple lots as well as neighborhood development projects.
The LM is responsible for ensuring that land is designed and developed in accordance with all applicable design, construction, and safety codes and regulations, to stringent environmental considerations, and to the technical and appearance requirements of the Affiliate, while remaining within budget. The LM should understand strategies and principles of land development and project management. The typical goal is to provide 10 vertical construction ready lots each year.
ESSENTIAL DUTIES:
· Develop and execute the affiliate's land acquisition strategy in alignment with organizational growth plans.
· Identify, evaluate, and secure high-value land opportunities through relationships with landowners, brokers, developers, and municipal partners.
· Direct feasibility assessments, due diligence, and preliminary land planning to determine project viability.
· Provide strategic recommendations to executive leadership regarding land positions, market entry, and long-range planning.
· Coordinate the preparation, negotiation, and execution of land acquisition agreements, purchase contracts, and related legal documentation.
· Collaborate with internal legal counsel to ensure all contracts protect company interests and meet regulatory standards.
· Create Land Development Budgets and oversee the process of Development
· Monitor the work of paid contractors and subcontractors to ensure the requirements of the bid contract are followed
· Arrange for consultants through contracts to provide the due-diligence requirements for land purchases, including appraisal, environmental studies, soil and geotechnical study, and land design.
· Create and maintain accurate and informational timelines for land purchase and development to meet the needs of the Build Schedule, and provide this information to other Habitat staff, partners, sponsors or other outside parties.
· Maintain detailed documentation and reporting for all land acquisition activities.
· Perform other duties as assigned.
SKILLS AND QUALIFICATIONS:
· Bachelor's degree in Construction Management, Business, Engineering, Real Estate, or a related field preferred.
· 3+ years of experience in land acquisition, land development, or real estate, with demonstrated leadership responsibilities.
· Strong understanding of land use planning, zoning, entitlements, and government permitting processes.
· Proven track record of successful land negotiations and acquisitions.
· Exceptional written and verbal communication skills.
· Ability to interpret real estate contracts, zoning regulations, engineering reports, and development plans.
· Strong negotiation, analytical, and strategic decision-making abilities.
· Ability to manage multiple projects, prioritize effectively, and meet deadlines.
· Experience with market research, financial modeling, and proforma budgeting.
· Leadership skills with the ability to mentor and develop team members.
