## About the roleWe manage 35 short-term rental homes around Charlotte. When something breaks between guests, we need it handled that day. We're looking for a handyman who can take assigned work off our maintenance calendar, do it right, document it, and invoice clean.This is an independent contractor role. You run your own business, bring your own tools and transportation, and invoice us for the work you do.### What You'd Be Working OnThis is real work pulled from our maintenance history, not a wish list.**Plumbing.** Running toilets, slow drains, kitchen faucet repair and cartridge replacement, loose bathroom faucets, supply line leaks, shower head replacement, bathtub faucet drips.**Doors, locks and hardware.** Roller latches, door frames, latch adjustment, knobs and stoppers, closet and window locks, cabinet handles, towel racks, shower curtain rods and tracks.**Drywall and paint.** Wall patching, touch-ups around doors and trim, ceiling crack assessment.**Electrical and fixtures.** Outlets and covers, bathroom light fixtures, ceiling fans, floodlights, smoke and CO detectors, exterior camera hardwiring.**Appliances and guest tech.** Washers and dryers, dryer vent cleaning, TVs, projectors, gas ranges, propane refills, coffee makers.**Leaks and water intrusion.** Ceiling leaks, water stains, and tracking down where the water is actually coming from.**Exterior and outdoor amenities.** Siding, fencing, dock and patio hardware, outdoor furniture, mailboxes. Occasional pest response, like a wasp nest or sealing an attic entry point.**Furniture.** Bed frame repair, bed slats, blinds and wands.**Inspections.** Walk-through checklists between guests when we need eyes on a property.Most jobs land between 1.5 and 4 hours.### What We Bring* **Steady, recurring work** across 35 homes. We assign as much as we have available, and right now we have plenty.* **Fast payment.** We pay Tuesdays and Thursdays, and usually within 24 hours of receiving your invoice.* **Materials reimbursed** on top of your hours.* **A remote operations team** handling guest communication, scheduling and vendor coordination, so you can stay in the field instead of on the phone.* **Clear scope before you go.** You'll know what you're walking into.Our projected workload is anywhere from 15 - 35 hours per week and will fluctuate. We can't promise a set number of hours week to week. We'd rather say that up front than have it be a surprise later.### How Work Gets AssignedOur team huddles daily and confirms the workload for today and tomorrow. Everything lands on the shared maintenance calendar and in Asana, so you're never guessing what's on your plate.If a job needs to move, we update Asana and the calendar together. That's how we keep from losing track of a house.Text is our primary channel, with calls for anything detailed.### Pay and Billing**$35 per hour**, billed to the quarter hour for actual time on site.Supply runs made once you're already at the property are billable, and materials you front are reimbursed. Drive time to the job, meals and breaks aren't billed, and we don't reimburse mileage, so it's worth factoring that into the jobs you take on.Jobs under four hours are pre-approved. Just go do them. For anything longer, send a quote to Anissa or Ryley first so there are no surprises on either side.Invoicing is weekly. We aren't able to generate invoices on your behalf, so you'll send your own with the property address, the work performed, the date, your start and end times, and an invoice number. Payment runs through TopKey.If you bring someone else onto a job with you, let us know their rate ahead of time and we'll get it squared away.### What We Ask**Photos on every job.** Before when you arrive, after before you leave.
