Leasing Consultant Location: Kent, WA (Onsite) – Regular, Full-Time – Compensation: $20.00-$26.00 per hour. We own and operate a diversified portfolio of multifamily and commercial assets across the United States, supported by approximately 300 professionals managing the platform end-to-end. Job Summary The Leasing Consultant coordinates all activities related to apartment rentals, move‑ins, move‑outs, and lease renewals. The role interacts directly with prospective and current residents to achieve maximum occupancy, ensure resident retention, and provide client satisfaction. The consultant also assists the Property Manager and Assistant Manager as directed. Essential Duties and Responsibilities Generate traffic and respond to telephone and internet inquiries. Meet, greet, and tour prospective residents throughout the property. Qualify prospects, obtain rental applications, deposits, and close the sale. Visually inspect the entire property—including office, models, compactor, vacant units, and amenity areas—to maintain cleanliness and communicate needed service to the Property Manager. Demonstrate product knowledge to clients and communicate features and benefits. Process rental applications, obtain required documents, schedule move‑ins, and prepare lease files. Maintain lease files per policy and procedure. Accurately record all traffic sources daily and convert at least 30% of traffic to leases. Follow up with prospective residents: a phone call within 24 hours and at least two additional contacts. Assist with planning and implementation of community marketing plans to generate traffic. Conduct outreach marketing visits weekly and maintain leads and contacts. Pick up trash, operate the trash compactor, and perform cleaning tasks to ensure apartments meet resident‑ready standards. General Office/Administrative Responsibilities Record resident service requests accurately and in detail to assist the maintenance team. Schedule and inspect apartments for move‑in. Receive and acknowledge resident notices and prepare files. Assist in lease renewal procedures, including printouts, approvals, and new lease types. Assemble move‑in packages and deliver thorough move‑in presentations. Keep market surveys of competitor rates updated monthly and visit competitors quarterly. Keep all filing current, schedule guest apartment and clubhouse rentals, and operate the office alarm system. Customer Service Responsibilities Communicate clearly to residents, both verbally and in writing, using proper grammar and spelling. Carry and deliver boxes, flowers, newsletters, correspondence, and other items to residents’ apartments. Maintain a complete, clean, and neat appearance in accordance with the dress code and personal hygiene policy. Demonstrate customer service skills by treating residents, coworkers, supervisors, and vendors with respect, answering questions calmly and openly, and responding sensitively to concerns and complaints with a sense of urgency. Embraces and executes the company vision, mission, and beliefs. Is punctual, present, and flexible with the work schedule, including nights, weekends, and holidays. Education and Experience Required High school diploma required; college degree preferred. Minimum one year of customer service and/or sales experience preferred. Minimum one year of residential leasing experience preferred. Skills and Requirements Excellent written and verbal communication skills. Excellent interpersonal skills for effective and sensitive communication at all levels. Sensitivity to confidential matters. Ability to cope with and defuse situations involving angry or difficult people. Proficiency with general office equipment (telephone, fax, printer, copier, key‑track system). Computer software experience: MS Word, MS Excel, MS PowerPoint, MS Outlook, YARDI. Basic understanding of Federal, State, and local Fair Housing laws. Ability to work independently and prioritize effectively in a fast‑paced environment with a strong sense of urgency. Scheduling Must maintain a regular schedule that may include overtime, weekends, and non‑traditional holidays. May be required to be on‑call and aid during staffing deficiencies on site. Physical Demands and Work Environment Sedentary office work. Occasional lifting, pushing, and pulling up to 25 pounds; stooping, crouching, reaching, and standing as needed. Talking, hearing, and seeing with close visual acuity are frequently required. Ability to walk around the property several times daily, including uneven surfaces and multiple flights of stairs.
