Manage and resolve resident work orders promptly and professionally Perform preventive maintenance, including filter changes, coil cleaning, refrigerant checks, and seasonal startups and shutdowns. Complete make-ready HVAC work on vacant units plus additional make-ready repairs. Recommend repair-vs-replace decisions, assist with sourcing parts and equipment, and coordinate with outside contractors on larger projects, as requested. Maintain accurate records of service calls, parts used, and refrigerant handling in Yardi. Rotate an on-call schedule for after-hours emergencies. Perform maintenance tasks such as unit turns and work orders, both HVAC related and general. Partner with leasing staff and managers to ensure seamless communication and organization. Participate in safety meetings and abide by all OSHA and SDS safety requirements. Diagnose and perform minor or routine maintenance and repairs within homes and throughout the property. Maintain grounds and professional appearance of the property, as needed. Strive to exceed residents’ expectations for excellent customer service. Perform all additional duties assigned by Direct Manager, Maintenance Supervisor, Community Manager, or Regional team member. Desired Qualifications 2+ years of hands-on HVAC experience, ideally in residential or multifamily settings. General maintenance skills (plumbing, appliance repair/replacement, preventative maintenance, etc.). EPA Section 608 Certification(Type I minimum). Oregon Electrical License. Solid troubleshooting skills with electrical controls, refrigeration cycles, and gas heating systems. Reliable transportation. Ability to provide your own basic hand tools. A respectful, customer-service mindset. Experience with Yardi or other service management system/software is a plus. Must have basic computer skills with the ability to input data and notes in English into software programs. Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator (CPO) is a plus Desired Competencies Detail oriented with the ability to provide accurate and timely service. Ability to read, write, speak and comprehend English using correct grammar and punctuation. Ability to respond to after hours emergencies, as needed Can operate vehicle on premise and has valid driver's license and automobile insurance coverage. Physical Requirements 100% in-person position. Must be available to be physically present at sites being supported. Stand, walk, crawl, bend, stoop, or sit alternatively depending on the specific needs of the day. Estimated 66% - 100% of time is spent on feet. Prolonged periods of sitting at a desk and working on a computer and/or speaking on a phone and radio. Ability to physically walk the property and units, which may include climbing stairs and navigating uneven surfaces or construction zones. Ability to be physically present onsite at the property during normal business hours to greet guests, handle property operations, provide tours, etc. Ability to lift/move/push/pull up to 150 lbs. on occasion with a frequent need to lift/push/pull 25 lbs. - 75lbs.
