Mason City Schools - Building and Grounds Supervisor JobID: 45350 Position Type : Administration/Facilities Director The Building and Grounds Supervisor will work directly with the Chief Operations Officer to maintain an effective and efficient department and support in maintaining a safe and secure physical environment for students and staff. The Supervisor oversees landscaping activities, supervises and trains building and grounds custodial and maintenance staff, and monitors the operation of all utility systems such as heating, ventilating and air conditioning. FLSA Status : Exempt Essential Performance Responsibilities Assumes responsibility for the comprehensive overall planning and scheduling of maintenance and repair requirements of the district. Establishes appropriate maintenance, grounds keeping, security, and custodial requirements for each school building and installation. Directs the maintenance of all buildings and grounds as to cleanliness and safety. Ensures that standards consistent with all applicable laws are maintained. Determines and establishes detailed specifications pertaining to supplies, materials, equipment, and local contract work. Recommends for purchase necessary equipment and supplies. Receives, stores, and issues all maintenance and grounds materials, supplies, and equipment. Inspects all school buildings, grounds and installations on a regular basis to determine that high standards of workmanship, cleanliness, safety, and security are maintained. Conducts periodic inspection of all school facilities to ensure fire safety. Organizes and implements a program of preventive maintenance. Keeps informed of the latest trends, developments, and products in the areas of maintenance, repair, and upkeep, and encourages, innovation and experimentation as appropriate. Reviews on a regular basis all security precautions and procedures, and recommends additions, changes, or reductions in service as appropriate. Collaborates with the COO to develop the budget for maintenance, grounds, security, and custodial supplies and equipment. Maintains such personnel, inventory, and other records as are necessary. Coordinates purchase of equipment of machinery as requested by the COO. Supervises and inspects the improvement and renovation work performed by outside contractors, and verifies that the terms of all such contracts have been fulfilled before authorizing final payments. Supervises and approves payment of all outside contractors performing work for the district. Assists the COO to determine the rent-or-buy decisions and optimal timing of replacements for vehicles and equipment assigned to the district. Maintains a coordinated inventory control program for the district. Assists in the recruitment, employment, assignment, transfer, promotion, demotion, or dismissal of property services personnel, including maintenance and custodial personnel. Organizes and implements an orientation program on proper operation and maintenance of school facilities for maintenance and custodial personnel. Conducts a continuing program of staff training and personnel development. Schedules work routines for maintenance and custodial personnel. Coordinates vacation schedules for maintenance and custodial personnel. Supervises the firing of pressure boilers, and implements the firing operation in order to provide the necessary heat and hot water according to season, temperature, and demand. Oversees the repair, lubrication, and cleaning of boiler equipment. Oversees the operation of the air conditioning plant and emergency generator. Works cooperatively with the COO in establishing requirements and schedules for plowing operations. Works cooperatively with the COO in ensuring that all district vehicles used for plowing parking lots are in operating condition. Directs the preparation of playing fields, grounds, and other necessary facilities for athletics and other school activities. Assists the COO to conduct a continuing analysis of systems and procedures. Assists the COO with a comprehensive and detailed cost analysis program of department contracts and advises the Superintendent accordingly. Assists the COO with contracts with vendors relative to supply and equipment availability, invoices, purchase orders, and contracts. Collaborates with the COO to obtain comparative prices and quotations. Monitors purchase requisitions to determine correctness of information, price extensions, coding information, and so on. Develops and maintains appropriate records, such as vendors' register, commodity register and bidders' list. Prepares periodic reports relating to the purchasing function. Assumes responsibility for the operation of perpetual inventory systems and central warehousing operations. Demonstrates a thorough knowledge of the team process. Supports district policies and procedures Performs all other responsibilities and duties as assigned by the supervisor Qualifications Minimum of a high school diploma is required. An associate degree/technical certification desired. At least five (5) years of increasing leadership/management experience in building maintenance and construction which involved facility planning, construction, maintenance and operations. Experience in a school district environment of comparable size is preferred. Project planning and implementation experience. Experience hiring, developing and supervising staff. Proven leadership skills Ability to solve practical problems and deal with a variety of known variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, or diagram formats. Passion for ensuring that all students have access to high quality educational opportunities. Work Environment The usual and customary methods of performing the job's functions require the following physical demands: lifting, carrying, pushing and/or pulling; some climbing and balancing; and some stooping. Kneeling, crouching, and/or crawling; and significant finger dexterity. The job is performed under minimal temperature variations and is generally a hazard free environment. The employee may be required to be "on call" for emergency situations regarding all areas of supervision that may develop in the district. While performing the functions of this job, the employee is occasionally exposed to risk of electrical shock, work near moving mechanical parts, work in high, precarious places, fumes or airborne particles, outdoor weather conditions.
