Senior Project Manager - Building Assessment

Senior Project Manager – Building Assessment AEI Consultants is seeking an experienced Senior Project Manager to lead complex Property Condition Assessments of existing commercial properties, monitor new construction or renovation projects, and assist with energy and ADA audits within our Building Assessment division. The role requires a strong background in architecture, engineering, building forensics, or construction management, and offers exposure to a wide range of building types and systems. Position Summary As a Senior Project Manager, you will: Perform forensic assessments of major building systems and distressed conditions. Photograph site and building system conditions. Conduct basic interviews and research covering property maintenance history. Complete technical reviews of Property Condition Assessments (PCAs) as needed. Train and mentor junior level Project Managers. Serve as Team Lead during complex site visits. Provide recommendations for maintenance and probable costs using our cost and recommendation libraries. Interact with clients and other professionals during site visits and conference calls. Write clear and concise condition and status reports using our in-house report templates. Research public records regarding building, zoning, and fire code violations. Conduct periodic site visits to monitor construction, review contractors’ requisitions for payment, and recommend the release of construction funds. Observe compliance of as-built conditions with contract drawings and specifications. Review construction schedules, trade payment breakdowns, job cost reports, and payment requisitions. Manage multiple projects simultaneously. Work as a valuable team member and deliver outstanding client service with timely responses and proactive solutions. Qualifications 8 to 12+ years of experience performing forensic assessments of major building systems and conditions. 2+ years of experience performing Property Condition Assessments. Knowledge and experience in assessing various property types. Knowledge of the entitlement/permitting process and construction delivery methods and agreements. Familiarity with construction best practices, general building codes, and various building types. Previous construction administration, construction management, architecture, engineering or similar experience. Previous experience performing PCAs or related projects. Experience with Fannie Mae, Freddie Mac, or HUD guidelines and Property Needs Assessments. Passion for being detail oriented and organized. Proficiency in Word, Excel, and Outlook. Advanced writing and communication skills. Personable and able to communicate with people at all levels. Willingness to travel if necessary. Self-starter, resourceful, and able to work productively and independently on multiple projects at a time under strict deadlines with guidance from senior staff. Ability to occasionally climb ladders to access two- and three-story low-slope roofs. Ability to work outside and navigate stairs, sites, and building interiors. Education Bachelor’s degree in Engineering, Architecture, or Construction Management required. Licenses & Certifications Registered Architect (R.A.) or Professional Engineer (P.E.) preferred. Physical Requirements The role involves work both indoors and outdoors. Indoor duties include typical office work with moderate noise levels. Outdoor duties may require working in all weather conditions, standing, walking, balancing, kneeling or crouching, and occasionally lifting up to 25 pounds. Close vision and the ability to focus are required. Salary $100,000 – $125,000 per year. Employment Details Job Type: Full Time (30 Hours or More).
