Affordable Housing Community Manager

Community Manager The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administrative, and risk management. Responsibilities Personnel Management: Hire, train, coach, and develop on‑site staff, conduct performance evaluations, and ensure compliance with company policies. Financial Management: Achieve maximum net operating income, control costs, improve revenue, develop annual operating budgets, reconcile deposits/rent collections, and ensure accurate financial reporting. Leasing Management: Develop and execute marketing plans, secure lease closures, handle resident complaints, and implement resident retention programs. Administrative & Maintenance Management: Maintain accurate reporting, lead emergency response team, manage maintenance staff turnaround, and ensure property appearance and repairs. Essential Duties Maintain regular on‑site attendance and daily scheduling of staff. Document performance issues, communicate with supervisors and HR, and terminate when necessary. Promote harmony and quality performance among staff. Ensure compliance with fair housing guidelines and safety regulations. Attend regular property inspections and tours. Utilize vendor services efficiently and manage construction and rehabilitation activities. Qualifications & Education High school diploma or equivalent; bachelor’s degree or four years of housing industry experience preferred. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Basic computer skills and understanding of on‑site software. Knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Must stand, walk, sit, lift up to 25 pounds, and perform tasks such as reaching, stooping, bending, and carrying tools; reasonable accommodations will be provided for disabilities. License & Equipment Reliable transportation required due to on‑call duties. Compensation Salary range: $70,304 to $74,730 per year; benefits include medical, dental, vision, life, accidental, and disability insurance; 401(k) with matching; performance bonuses; paid sick days and company holidays.
