The mission of the Maintenance Operations Department is to enhance the community by providing high quality maintenance services through the maintenance of safe and effective transportation systems and public infrastructure that support a desirable quality of life for residents, businesses, and visitors, and to support the City organization with efficient and effective services for City buildings and fleet vehicles. The Position The Building Maintenance Division of the Maintenance Operations Department is seeking an experienced Building Maintenance Worker to provide general maintenance support for all public facilities, such as City Hall, Historic Buildings, Fire Stations, the Police Department, Recreation facilities, and Administration Buildings. Maintenance tasks for the general construction assignment typically include to maintain, repair, or build roofs, ceilings, walls, floors, doors, locks, windows, and carpentry/metal work and welding.

Class Specification Definition Under general supervision, performs a variety of duties at the journey level to maintain and repair city buildings, structures and their attendant equipment. Duties include: carpentry, painting, locksmithing, plumbing, electrical, control systems, heating, ventilation and air conditioning (HVAC) and related work as required. Incumbent may lead the work of others including those of the same classification. Depending upon need, duties of incumbents in this classification may emphasize a particular trade associated with building maintenance and repair. Class Characteristics This second level classification in the Building Maintenance Worker series reports to the Building Maintenance Field Supervisor and may receive direction from Building Maintenance Worker III's or II's. Incumbents may be assigned to perform in any of the skill areas. All of the tasks assigned to this classification are typically of moderate to high difficulty and complexity. Assignments, objectives, work methods, and sequence of steps are explained in general terms. Checks are integrated into work processes and/or reviews are frequent enough to ensure compliance with instructions. Incumbents are expected to plan details of each job and carry it to completion without immediate supervision. Essential Functions
Carpentry/Metal Working Assignments:
• Performs rough and finish maintenance carpentry and plastering on commercial, public and residential buildings.
• Repairs and replaces doors, windows, building hardware, fencing and gates.
• Performs construction carpentry and cabinet-making.
• Constructs form work for various concrete projects and place and finish concrete.
• Maintains, repairs and constructs roof systems.
• Performs general maintenance and repair work on glazing materials, floor coverings, ceramic tiles and concrete and masonry work.
• Designs, fabricates and welds steel fixtures. Locksmithing Assignments:
• Installs and repairs locks, door closers and related hardware.
• Re-keys buildings and offices and duplicates, changes and masters keys.
• Maintains electronic access control system and related components. Painting Assignments:
• Prepares, washes, sands and patches surfaces to be painted or stained.
• Paints a variety of interior and exterior surfaces using brushes, rollers and spraying equipment.
• Repairs, removes and hangs wallpaper.
• Uses stain, varnish and lacquer in finishing cabinets, countertops, doors and other wood surfaces.
• Uses metal primers and paints to coat metal surfaces. Plumbing Assignments:
• Inspects, installs, troubleshoots and repairs plumbing components and plumbing fixtures.
• Repairs pumps, valves, fire sprinkler systems and related apparatus.
• Installs or relocates existing copper, galvanized, PVC and ABS plumbing lines.
• Installs new fixtures and/or garbage disposals. Electrical Assignments:
• Performs maintenance and repair work on building power and lighting systems, sewage and storm pumps, motors and HVAC systems.
• Inspects, installs, troubleshoots and evaluates problems.
• Repairs and/or replaces electrical parts and/or electronic components in motors, generators, pumps, telemetry controllers, alarm systems, pneumatic systems, boilers and other related equipment and apparatus.
• Performs refrigerant recovery. HVAC Assignments:
• Designs, fabricates, inspects, installs, troubleshoots and evaluates problems.
• Repairs heating, ventilation and air conditioning systems and related apparatus.
• Installs, repairs and/or replaces controls for energy management system.
• Performs preventive maintenance and sheet metal work, including design and fabrication. Control Systems Assignment:
• Inspects, installs, maintains, monitors and services electronic control systems and related components for HVAC, security, and fire alarm systems.
• Responsible for programming energy management and security systems. Other assignments:
• Builds, assembles, transports, installs and/or repairs facility furnishings and fixtures.
• Stocks, delivers and inventories materials.
• Cleans and maintains tools, equipment and work sites.
• Provides technical training.
• Assists Building Maintenance Field Supervisor in coordination of work, requisitioning of supplies and inspection of work performed by contractors; individuals assigned to the HVAC and electrical technical positions lead other trades workers on special assignments and/or projects.
• Provides training and guidance to other trades workers.
• Provides onsite coordination/consultation with and communication to, outside contractors regarding the location and repair of systems and structures bordering the area involved in the contract work.
• Performs heavy equipment operation.

Minimum Qualifications
Knowledge, Skills and Abilities Knowledge of: Generally accepted construction and repair procedures and materials in the areas of carpentry, painting, plumbing, electrical, control systems, heating, ventilating, air conditioning, and related trades/crafts; building maintenance materials and their characteristics as well as the uniform codes (building, plumbing, electrical, and mechanical) and technology; first aid and safe work practices; mathematics up to and including basic algebra; and the practices and techniques used to establish a master key system. Skill to: Operate hand and power tools commonly used in building maintenance; make use of proper lifting techniques.
