Maintenance Assistant Responsibilities Perform general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, fire and sprinkler equipment, HVAC, landscape, carpentry, painting, and equipment repair. Understand and have knowledge of Material Safety Data Sheets (MSDS). Ensure that walls, floor coverings, doors, windows, furniture, and woodwork in the common areas of the community are properly maintained and repaired. Have basic prep and painting abilities. Repair and maintain vacated rooms in a timely manner, including painting walls and cleaning carpets. Responsible for all in-house plumbing (sinks, toilets, bathtubs). Responsible for minor electrical work within units and in common areas (e.g., light switches, wall outlets, garbage disposals). Responsible for painting of all apartments and common areas. Repair, clean, and maintain all carpet, floor coverings, and furniture. Complete all work orders in a timely manner and note any other work completed. Document safety issues and deficiencies related to local, county, state, and federal guidelines. Assist with preventative maintenance and cleaning of community vehicles (buses and cars, vans). Assist with training and development of safety procedures and hazard communications. Support other duties as assigned by the Maintenance Supervisor, Regional Maintenance Supervisor or General Manager. Respond immediately and appropriately to all accidents and emergencies, based on established protocol. Other duties as assigned. Required Qualifications High school diploma or equivalent preferred. (Must be at least 18 years of age.) 1-3 years related experience or training; or equivalent combination of education and experience. Demonstrated knowledge of building maintenance, electrical, mechanical, painting, plumbing, floor care, heating and HVAC skills. Prefer knowledge of fire suppression & irrigation systems. Prefer motor vehicle maintenance ability. Flexible and able to work evenings and weekends as necessary. Physical Requirements This role involves frequent standing, walking, lifting up to 90 lbs, pushing/pulling, and other physical activities.
