Apartment Maintenance Manager

Role Overview As the Maintenance Manager, you’ll lead maintenance operations across a cluster. You’ll supervise 1-2 maintenance team members, manage work orders via Entrata, coordinate vendors, and ensure compliance with safety and inspection standards. You’ll also perform hands-on repairs and represent the maintenance team in meetings with Property Managers. Key Responsibilities Supervise 1-2 maintenance team members across assigned properties. Schedule and oversee turnovers, inspections, and vendor coordination. Perform hands-on maintenance tasks including HVAC, electrical, plumbing, carpentry, and appliance repairs. Ensure compliance with safety protocols and inspection readiness. Train new maintenance hires and enforce safety standards. Manage work orders and ensure timely completion using Entrata. Maintain inventory of tools, supplies, equipment and company vehicles. Log hours worked and report metrics to the Property Manager. Represent maintenance in meetings with Property Managers and leadership. Support seasonal tasks including snow removal and curb appeal projects. Be a part of a 24/7 on-call rotation. Requirements Experience with boilers and chillers. Experience in apartment maintenance or related field. Skilled in HVAC, electrical, plumbing, carpentry, and appliance repair. Leadership experience supervising maintenance teams. Strong organizational and communication skills. Ability to manage vendors and coordinate turnovers.
