Sr. Project Manager

Atlantic Fields is seeking a Sr. Project Manager to join the Development Department. The Senior Project Manager is responsible for managing General Contractor(s) who build residential and amenity‑related projects to ensure each project meets the standards of Discovery Land Company and Owner Expectations, providing oversight in budget, schedule, and quality from project start through owner completion. The role includes supervisory responsibilities in accordance with company policies, including interviewing, hiring, training employees, planning and directing work, appraising performance, rewarding and disciplining employees, and resolving complaints. Key Responsibilities Overall management of assigned construction operations, primarily high‑end luxury residential construction and other commercial projects as required. Oversee and hold the General Contractor accountable for project estimating, bidding, buyout, budget management, cost control, and per‑project profit & loss. Initiate, maintain, and manage client communications during the home building process. Oversee and manage the General Contractor and their construction team on a per‑project basis. Hold the General Contractor accountable for adherence to project budgets, schedules, quality standards, and customer satisfaction; elevate deficiencies to ownership as required. Use construction management software to manage projects—Budgets, Change Events and Orders, Meetings, RFIs, Submittals, Observations, Inspections, Reporting, Punch List, and other tools. Prepare, communicate, and direct weekly meetings with project stakeholders: OAC Meetings, Executive reporting, Design coordination, GC coordination meetings, Safety Talks, Monthly PM reviews, and all other required project coordination meetings. Schedule and conduct all client communication phone calls, meetings, and on‑site meetings to discuss project budget, schedule, contract, etc. Review and hold the General Contractor accountable for Procurement Logs and the successful execution of buyout, lead‑time, delivery, and installation schedules. Track project milestone schedules and delivery dates for all assigned projects and communicate and document with stakeholders regarding delays. Hold the General Contractor accountable for managing all subcontractors, material vendors, and labor vendors; document non‑performance and escalate appropriately. Hold the General Contractor’s leadership and superintendents accountable for project execution; influence the GC to take positive action on schedule, quality, and safety and elevate deficiencies when necessary. Regularly inspect and ensure the General Contractor maintains site cleanliness, material management, laydown yards, and traffic flow. Qualifications Bachelor’s degree in a field applicable to the position. Applicable work experience required. Construction Management certification or equivalent experience preferred. Procore experience preferred. Experience with Sage Timberline preferred. Minimum 8 years of applicable history, actively using Procore. Strong preference for candidates with luxury residential construction experience; commercial experience and process management also preferred. Competency with Microsoft Suite: Word, Excel, Publisher, Project, Visio. Ability to work with diverse staff. Strong communication skills in verbal and written form. Familiarity with phases of horizontal construction, especially residential. Familiarity with CSI cost‑code divisions. Ability to work independently and in a team‑oriented, collaborative environment. Ability to adapt to shifting priorities, demands, and timelines. Professional and ethical conduct with all stakeholders to reinforce goodwill and profitability. Additional Requirements Positive attitude, professional demeanor, and exceptional communication and interpersonal skills. Flexible work hours as needed due to business demands. Team‑environment competency. Calm and focused during busy periods. English proficiency; additional languages preferred. Physical ability to work indoors and outdoors in all weather, standing, walking, and moving for periods > 8 hours.
