Job Overview:
As a Maintenance Technician 2, you will be responsible for completing a variety of hands-on maintenance and repair tasks throughout assigned properties, with an emphasis on accountability, quality workmanship, and legendary customer service. This role focuses on independently completing assigned maintenance work, troubleshooting and repairing more complex maintenance issues, responding promptly to service requests, and helping maintain the overall appearance, safety, and condition of the properties. You will work closely with onsite teams and under the direction of the Maintenance Supervisor or Property Manager while supporting day-to-day property operations.
This position requires regular travel between multiple assigned apartment communities, all located in close proximity to one another. The Maintenance Technician 2 will support maintenance operations across these properties as needed.
Essential Functions : (Include but are not limited to)
Accountability & Customer Service
- Take ownership of assigned maintenance tasks and ensure work is completed accurately and in a timely manner.
- Independently prioritize and complete service requests based on urgency, resident needs, and property priorities.
- Maintain accurate records of work performed and update work orders as required.
- Respond promptly and professionally to resident maintenance requests.
- Communicate clearly with residents regarding repairs, anticipated timelines, and completed work.
- Follow up on completed service requests as needed to support resident satisfaction.
- Maintain positive and collaborative working relationships with residents, neighboring properties, and team members.
Maintenance & Repairs
- Perform a variety of general maintenance and repair duties, including grounds maintenance, plumbing, electrical, HVAC, flooring, and appliance repairs within the scope of the position.
- Independently diagnose, troubleshoot, and complete routine and more complex maintenance repairs involving plumbing, electrical, HVAC, appliances, and other building systems.
- Perform general carpentry and repair work, including drywall repairs, countertops, cabinets, finish carpentry, doors, locks, windows, and glass.
- Perform preventive maintenance inspections, including lighting audits, siding, painting, fire/life safety systems, pools where applicable, and other property equipment.
- Inspect, troubleshoot, and maintain property equipment and building systems.
- Complete apartment turns and required repairs efficiently while maintaining company quality standards.
- Identify maintenance problems, determine appropriate repair solutions, and promptly report issues requiring additional support or specialized repairs.
Property Upkeep & Safety
- Assist with maintaining the cleanliness, appearance, and safety of common areas, amenities, grounds, and other areas of the property.
- Identify and address safety hazards, building issues, or potential code concerns and promptly report concerns that require additional attention.
- Assist with property emergencies, including snow and ice removal, inclement weather events, fires, floods, and other property-related emergencies as needed.
- Follow company safety procedures and use hand tools, power tools, testing equipment, and other maintenance equipment safely and appropriately.
- Perform other duties as assigned to support property operations and business needs.
Qualifications:
- High school diploma or equivalent required. Additional technical certifications or training, such as CAMT, EPA 608 Type II, or CPO, are preferred.
- Minimum of 2 years of apartment maintenance or related maintenance experience required.
- Demonstrated technical knowledge and experience independently troubleshooting and repairing plumbing, electrical, HVAC, appliance, carpentry, and other common apartment maintenance issues.
- Ability to identify maintenance problems, determine appropriate solutions, and complete repairs efficiently and safely.
- Excellent customer service and communication skills with a commitment to delivering legendary service to residents and team members.
- Ability to work independently with limited supervision while collaborating effectively as part of an onsite team.
- Ability to prioritize multiple work orders and responsibilities in a fast-paced property environment.
- Basic computer skills and experience with Yardi or similar property management software, Outlook, key control systems, and standard office equipment.
- Availability to work evenings, weekends, and participate in an on-call rotation as needed.
- Ability to travel regularly between assigned communities and adapt to changing business needs.
- Must possess a valid driver’s license, maintain current auto insurance, and have reliable transportation.
- Must maintain company standards for professional dress and appearance in accordance with the maintenance uniform policy.
Physical Requirements:
- Walk, stand, and move for extended periods.
- Climb stairs and ladders and navigate multi-level buildings.
- Work in various environments, including offices, mechanical rooms, attics, crawl spaces, outdoor property grounds, and active construction or renovation sites.
- Lift, carry, push, pull, or move tools, materials, and other items weighing up to 50 lbs. occasionally.
- Perform hands-on maintenance tasks requiring bending, kneeling, reaching, twisting, and working in confined spaces.
- Safely use hand tools, power tools, testing meters, and maintenance equipment for inspections, troubleshooting, and repairs.
- Work in varying weather conditions and tolerate exposure to dust, noise, chemicals, and HVAC/mechanical environments.
- Access mechanical, utility, and elevated areas as required to perform maintenance responsibilities.
- Communicate clearly and effectively in person, over the phone, and during meetings and training.
- Use computers, tablets, mobile devices, and standard office equipment.
