Project Ownership • Own assigned projects from AOR Kickoff through Store Opening, Turnover and Project Closeout. • Drive project execution while ensuring alignment with company objectives, brand standards, operational requirements, approved budgets and project timelines. • Partner with cross-functional teams to ensure project delivery throughout all phases of the project lifecycle. Preconstruction Management • Conduct Landlord Kickoff meetings to fully understand site conditions, fit-out requirements, local codes, building conditions, project timelines, approval requirements and landlord expectations. • Review and redline design and construction drawings prior to Landlord and Permit submissions. • Partner with Store Design throughout all project phases, including AOR Kickoff, Schematic Design, Design Development, Landlord/Permit submissions, Bid Documents and Construction Documents. • Partner with Purchasing throughout the bidding and construction process to support PO issuance, FF&E and SBO delivery coordination. • Coordinate with Construction Finance regarding budget reviews, forecasting, change order impacts and project closeout. • Evaluate constructability, site conditions, and execution requirements to identify potential project risks and challenges prior to construction commencement. Construction Management • Lead weekly OAC (Owner-Architect-Contractor) meetings to monitor project progress, review schedule performance, track RFIs and Change Orders, identify project risks and drive issue resolution. • Review, track, and manage RFI’s throughout the construction lifecycle. • Review, track and manage Change Orders, ensuring impacts to scope, schedule, and budget are properly documented and communicated. • Monitor contractor performance and progress against approved construction documents, project schedules and company standards. • Conduct site visits during critical construction milestones including framing, punch list, turnover and project closeout. • Monitor field conditions and coordinate resolution of design conflicts, constructability issues, and unforeseen site conditions, evaluating impacts to project schedule and budget. • Facilitate timely decision-making and resolution of project issues, ensuring impacts to schedule, budget and store opening dates are effectively managed. Risk & Communication Management • Identify, communicate, and mitigate project risks that may impact schedule, budget, quality or store opening dates. • Assess and communicate project impacts related to RFIs, Change Orders, field conditions and design revisions. • Provide regular project updates to internal stakeholders regarding schedule status, project risks, approvals, construction progress and critical decision points. • Maintain effective communication among internal teams, consultants, contractors, landlords and business stakeholders throughout project execution. Turnover & Store Opening • Develop and manage project punchlists, ensuring timely completion of all deficiencies prior to turnover and store opening. • Coordinate project turnover and closeout documentation, including as-built drawings, warranties, operation manuals and project closeout packages. • Support store opening readiness by coordinating construction turnover activities with Operations, Visual Merchandising, IT, Loss Prevention and other cross-functional stakeholders. • Conduct post-occupancy reviews and capture lessons learned to support continuous improvement of project delivery processes. Qualifications • Bachelor's degree in Construction Management, Engineering, Architecture or a related field preferred; an equivalent combination of education and experience will be considered • 5+ years of retail, commercial, hospitality or related construction project management experience. • Strong knowledge of construction methods, building systems, project delivery processes and contract administration. • Experience managing multiple projects simultaneously in a fast-paced environment. • Ability to interpret architectural, engineering and construction documents. • Strong communication, organizational, problem-solving and stakeholder management skills. • Proficiency with construction management and project collaboration software platforms. • Ability to travel up to 50% as required to support project execution.
