Position Summary 

The Handyman/Maintenance Technician is responsible for the daily operation, maintenance and repairs of the building. The building should always be cleaned and maintained in a first-class manner that is consistent with the Company policies. It is the duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. Handyman/Maintenance Technician will perform general maintenance, repairs, and preventative maintenance throughout a residential building. The ideal candidate has hands-on experience with plumbing, electrical, carpentry, painting, plastering, HVAC, appliances, and general building upkeep.

Essential Duties and Responsibilities

The Handyman/Maintenance Technician will conduct all business in accordance with company policies and procedures, and state and federal laws (OSHA, ADA and Fair Housing). They will respond promptly and professionally to resident service requests, maintain common areas and building systems, assist with apartment turnovers, and help ensure the property remains safe, clean, and well maintained. The successful candidate must be able to work independently with minimal supervision while communicating effectively with residents, building management, staff, and outside vendors. Essential functions include, but are not limited to the following:

• Perform general repairs, preventative maintenance, and daily inspections throughout the building and property.
• Respond promptly and professionally to resident maintenance requests and service tickets.
• Troubleshoot and complete basic repairs involving plumbing, electrical, HVAC, appliances, carpentry, painting, plastering, and general hardware.
• Perform general plumbing repairs, including toilets, faucets, fixtures, and minor leaks.
• Repair and replace doors, doorknobs, locks, cabinets, hardware, broken tiles, fixtures, walls, ceilings, and flooring.
• Perform minor cosmetic improvements, including painting, plastering, sanding, patching, and wallpaper installation.
• Assist with basic heating and HVAC repairs and preventative maintenance.
• Perform maintenance and upkeep of building equipment, including cooling towers and boilers, as applicable.
• Assist with apartment turnovers by preparing vacant units for move-in, including repairs, painting, cleaning, and general improvements.
• Maintain the cleanliness, appearance, and safety of apartments, entrances, hallways, common areas, and other building spaces.
• Perform grounds maintenance, trash collection, snow removal, and other seasonal property-maintenance duties.
• Inspect common areas, apartments, and building equipment for maintenance needs and potential safety issues.
• Maintain clean, organized, and safe work areas, tools, equipment, and supplies.
• Coordinate with building management, staff, contractors, and outside vendors as needed.
• Provide courteous, professional, and responsive customer service to residents and tenants.
• Assist with building emergencies and after-hours maintenance issues.
• Follow all workplace safety procedures, company policies, and applicable NYC building codes and regulations.
• Maintain accurate records of completed work and report significant maintenance issues to building management.
• Assist management with compliance inspections and regulatory requirements including HPD, DOB, FDNY, DEP, OSHA, Local Law requirements, and housing quality standards, as applicable.
• Report unsafe conditions, code violations, equipment failures, and major repair needs to management promptly.
• Maintains accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
• Assist with preventative maintenance scheduling and implementation.
• Monitor and report temperatures during appropriate seasons.
• Maintain professional and courteous interactions with residents, visitors, vendors, inspectors, and coworkers at all times.
• Communicate building issues, access needs, shutdowns, and repair schedules professionally and timely.
• Investigate complaints, disturbances and violations and resolve problems following management rules and regulations
• Follow all company safety policies and OSHA regulations.
• Properly use personal protective equipment (PPE) and maintain safe work practices.
• Immediately report workplace injuries, hazardous conditions, and safety incidents.
• Maintain building tools, equipment, and maintenance areas in a safe, organized, and secure condition.
• Report damaged or missing tools and equipment promptly.

Minimum Qualifications 

• High school diploma or general education degree (GED)
• Three (3) years of experience as Building Superintendent or Maintenance Technician; previous supervisor experience preferred
• Customer service skills
• Excellent organization skills
• Able to multi-task
• Able to work in a team environment
• Prior experience in residential apartment building maintenance preferred.
• Strong knowledge of plumbing, electrical, carpentry, painting, boiler systems, and general building maintenance required.
• Ability to use mobile devices, email, and work order management systems.
• Ability to communicate effectively in English; bilingual skills may be preferred depending on property needs.
• Able to read and interpret documents such as procedures, work instructions, manuals
• Able to write routine reports, inspections, work orders, incident reports and letters
• Knowledge of property- management/maintenance software preferred.
• Good computer skills
• Any certification is a plus.

Physical Demands and Work Environment 

• Able to operate equipment, machinery and tools (wrenches, hammer, broom, snips, hand trucks, step ladders, blowers, shovels, etc)
• Must be able to regularly lift and/or move up to 75 pounds; and occasionally lift/carry up to 100 pound (heavier lifts will normally be made with the assistance of a co-worker).
• Work indoors and outdoors in varying weather conditions.
• Exposure to dust, chemicals, mechanical equipment, noise, and temperature extremes may occur.
• Ability to respond to emergencies during evenings, weekends, and holidays as needed.
• Constantly required to be on feet/standing.
• Frequently required to walk; sit; balance; crouch; push and pull objects; bend; and reach with hands and arms. Climb ladders and stairs.
