Title: Project Manager

Job Goals: To provide on-site coordination for all phases of new construction, additions and renovations, including subcontractors, material and equipment. The project manager shall make sure that all specifications on the plans are being followed for each job. He/she shall be responsible for creating job schedules, quality control, monitoring the job schedule and keeping job within budget. The Project Manager will communicate job status, progress and changes clearly and weekly to the client and Head of Construction.

Responsibilities

• Set up a weekly meeting with the client that takes place on a specific day and time
• Make Project weekly agenda to show client at each weekly meeting
• Any deviation from the baseline needs to be identified clearly
• Make sure all client matter pertaining to budget, schedule, and selections are memorialized in Co-Construct
• All communication with the client should be through the Project Manager. The Project Manager controls the job.
• Excellent communication skills with clients, company owners, trades and team members
• Be able to solve high-level problems and client issues
• Review/Preview- End the week with a message to homeowners to summarize weekly progress and what to expect in the coming week.
• Perform quality control duties and responsibilities regarding the work being performed specified by the Company
• Let owners know if there are any conflicts that will interrupt the schedule and specifications
• Maintain selection schedules for owners and coordinate changes with vendors, trades and estimator
• Report any upcoming change orders in Co-Construct and refer to the change order process as soon as they arise
• Walk thru all jobs on a daily basis making a to do list to keep job on schedule and have quality control
• Manage trade partners relationships for adherence to company expectations
• Make sure to go over all trade partners work before they leave to make sure it is complete prior to the job for the next trade
• Keep white boards updated
• Make sure the job is always in a clean and organized manner at all times
• Be able to keep 4-5 jobs xhyhwjd on budget and on schedule
• Find a way to solve problems using resources, prioritize, and using good judgement implications of how it will affect job
• Make sure to check off all completed line items in Co-Construct budget to let management know the phase is complete
• Rearview/Preview- End the week with a message to Homeowners

Maintain and Distribute Relative Information from Co-Construct Files including but not limited to the following:

• Permit(s)
• Permit set of plans
• Most recent set of construction plans
• Checklist(s)
• Cut sheets of appliances
• Cut sheets of plumbing fixtures
• Cut sheets of light fixtures
• Cut sheets of fireplace specs
• Rough-in information for windows, doors, and so forth
• Job Log and Schedule
• Construction pictures from inception to completion
