Job Title Leasing Consultant – LIHTC experience highly preferred Job Summary Shows and leases apartments to prospective residents and supports community's marketing plan. Essential Duties and Responsibilities Assists applicant in completing rental application, collects security deposit. Insures that the “model” apartments and target apartments are ready for show; maintains work areas and office in clean and orderly manner; maintains awareness of the “curb appeal” of the community. Has thorough knowledge of lease terms, specifications and all community policies. Is knowledgeable of required telephone and sales techniques. Knows Fair Housing Standards. Has thorough knowledge of leasing techniques and sales methods as outlined in the Leasing & Marketing Manual; fully informed of current rental rates, sizes, locations and all amenities of community. Maintains contact with all apartment locator services and local businesses to provide informational material; updates periodically. Responsible for “shopping” competitive properties. Develops full knowledge of application information required, screening processes and policies regarding rentals. Develops and maintains an ongoing resident retention program under direction of Community Manager. Properly maintains all resident and community files. Maintains market surveys on a monthly basis. Processes all required administrative forms, reports and related information efficiently and timely. Reports unusual or extraordinary circumstances regarding the community or residents. Handles resident requests and complaints courteously and efficiently. Maintains a professional appearance and behavior at all times. Seeks educational opportunities and self‑improvement for personal growth and development. Qualifications High school diploma or GED; one to three months related experience and/or training; or equivalent combination of education and experience. LIHTC experience preferred. Training, Certificates, Licenses and Designations Fair Housing must be completed within one day of hire. Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within seven days of hire. Fair Housing Certification is required within one day of hire. Physical Demands Regularly required to use hands to finger, handle, or feel; talk or hear. Frequently required to stand, walk, sit, and reach with hands and arms. Occasionally required to climb or balance, stoop, kneel, crouch, or crawl. May lift or move up to 10 pounds. Specific vision abilities required: close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. Work Environment Team member often exposed to outside weather conditions; noise level usually moderate.
