Maintenance Technician

Gaines Investment Trust is seeking experienced Maintenance Technicians for several apartment communities throughout the Dallas-Fort Worth area. Each position is based at a designated community and is not a floating role. The Maintenance Technician is responsible for maintaining the property's overall condition, safety, and functionality while providing excellent customer service to residents. Compensation: $22-$26 per hour based on experience. Monthly performance bonuses.

What You Will Do:

• Complete routine and corrective maintenance in apartment homes and common areas, including plumbing, electrical, HVAC, appliance repair, and carpentry
• Respond to service requests in a timely, professional, and resident-focused manner
• Assist with apartment turns, including painting, repairs, and general preparation for new move-ins
• Perform preventative maintenance and routine inspections
• Maintain the appearance of the community by assisting with grounds and common area upkeep
• Participate in the on-call rotation for after-hours maintenance emergencies
• Communicate effectively with residents, office staff, and supervisors

What You Will Bring:

• Minimum of 2 years of maintenance experience
• Prior multifamily maintenance experience preferred
• Hands-on experience in maintenance, construction, facilities, HVAC, or mechanical work
• EPA certification preferred
• HVAC certification required or in progress
• Valid driver's license and reliable transportation
• Ability to commute within 20–30 minutes of the property
• Ability to follow directions and work independently
• Ability to lift, carry, climb stairs, and work both indoors and outdoors
• Strong work ethic, reliability, and communication skills
