About the Opportunity

We are seeking an experienced Facilities Maintenance Technician to join our property operations team in Downtown Nashville. This position will support the maintenance and daily operations of a diverse mixed-use portfolio that includes retail, restaurants, office, hospitality, parking, and industrial properties .

The ideal candidate will have strong commercial building maintenance experience, excellent customer service skills, and hands-on knowledge of HVAC, electrical, plumbing, mechanical systems, and Building Automation Systems (BAS) . Experience working with local Middle Tennessee vendors is highly preferred.

Key Responsibilities

• Conduct daily inspections of assigned properties and identify facility or maintenance issues.
• Perform and coordinate preventive maintenance on building equipment and systems.
• Serve as the first responder for facility-related issues and troubleshoot problems when possible.
• Coordinate with property management, engineers, contractors, and preferred vendors when additional support is required.
• Perform general maintenance and repairs involving HVAC, electrical, plumbing, and mechanical systems .
• Work with equipment including pumps, chillers, boilers, air compressors, and air handling units (AHUs) .
• Monitor and operate Building Automation Systems (BAS), including Trane Tracer , for temperature and building control adjustments.
• Monitor tenant suite temperatures and adjust thermostats and control systems as needed.
• Assist HVAC technicians with building mechanical and maintenance issues.
• Troubleshoot and repair building fixtures, appliances, plumbing, electrical systems, and HVAC controls.
• Use knowledge of HVAC distribution and controls to troubleshoot and resolve work orders.
• Monitor recurring tenant service calls and communicate issues to the Property Manager and Lead Engineer.
• Assist with maintaining clean, safe, and presentable building and exterior areas.
• Perform minor repairs involving roofs, windows, doors, lighting, and other building components.
• Install and repair electrical fixtures, including lamps and ballasts.
• Assist contractors with life-safety alarm systems and fire protection system shutdowns and testing.
• Coordinate and communicate professionally with tenants, contractors, vendors, and property management.
• Participate in a rotational emergency/on-call schedule covering nights, weekends, and holidays.

Qualifications

• High School Diploma or equivalent required.
• 5+ years of commercial building engineering or facilities maintenance experience.
• Strong hands-on knowledge of HVAC, electrical, plumbing, mechanical systems, and building controls .
• Experience with Building Automation Systems (BAS) ; Trane Tracer experience is highly preferred.
• Knowledge of fire panels, fire protection systems, HVAC controls, and electrical distribution.
• Ability to troubleshoot equipment and effectively evaluate vendor recommendations and completed work.
• Strong written and verbal communication skills.
• Excellent customer service and interpersonal skills.
• Valid Tennessee driver's license required.
• Ideally located within 25 miles of Downtown Nashville .
• Ability to lift at least 50 lbs. and safely work from ladders up to 40 feet.
• Must be comfortable responding to emergency maintenance situations outside of normal business hours.
• Must be able to successfully complete a drug screening, background check, and MVR check.
