Affordable Housing Assistant Community Manager

Assistant Community Manager The Assistant Community Manager is responsible for overseeing daily operations and financial functions of the housing community under the supervision of the Community Manager. The role is pivotal in rent collection, delinquency management, and optimization of the property’s cash flow. The Assistant Community Manager manages all phases of operations—including personnel, leasing, maintenance, finance, administration, and risk management—in the Community Manager’s absence. Responsibilities Oversee daily operations and financial functions. Manage delinquency and rent collection to maximize cash flow. Supervise property and staff to ensure compliance with company policies, safety, fair housing guidelines, and liability concerns. Financial Management: Post all payments and income accurately and promptly. Process and reconcile daily account receivables. Follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions. Help the property meet budgeted revenues, expenses, and Net Operating Income. Post all charges, including bill backs for utilities. Perform end‑of‑the‑month closing procedures and reporting. Maintain accurate records and audit resident files. Walk units and post all move‑out charges, statements, and security deposit refunds. Personnel Management: Regular on‑site attendance is required. Screen, hire, train, coach, and develop staff consistently with company directives. Ensure staff performance through ongoing training, coaching, and guidance. Promote staff harmony and quality job performance with effective leadership. Maintain staff compliance with company policies and procedures. Strategic Leasing Management: ensure effective leasing techniques, accurate lease documentation, and accurate reporting. Implement marketing strategies and systems from the annual marketing plan. Handle resident complaints, concerns, and requests to ensure satisfaction. Develop resident retention programs such as functions, promotions, and newsletters. Show, lease, and move in prospective residents. Administrative Management: Maintain excellent customer service and monitor maintenance service request turnaround. Ensure timely repairs and property appearance through regular inspections. Supervise all business functions related to operations. Plan and allocate property resources, equipment, and supplies economically. Preferred Qualifications (Affordable Housing Experience) Minimum of 1 year experience with affordable housing programs (e.g., LIHTC, HUD, USDA). Affordable Housing Accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) or related designations preferred. Education and Experience High School Diploma or equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience. Basic computer skills required to perform onsite software functions. Knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular standing or sitting for prolonged periods; repeat hand motions; assess work accuracy and neatness. Move around to accomplish tasks across the property. Occasional ladder, stair, or scaffolding use; move objects up to 25 lbs; operate machinery, motor vehicles, golf carts; work overtime, weekends, night hours (emergencies); work in confined, small, or enclosed spaces; withstand extreme temperatures and outdoor weather conditions; exposure to hazardous chemicals. Salary $27 per hour to $29 per hour. At Asset Living, compensation decisions consider skills, background, training, certifications, and experience.
