Assistant Service Manager

Role Summary This position, along with the Service Manager, is responsible for overseeing the physical property, general maintenance repairs, apartment make‑ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. The role also includes grounds keeping and pool duties as needed. Reports to: Community Manager and Service Manager Essential Functions Respond to resident/management requests and work orders. Use work orders and schedules to establish priorities; determine with the Lead Maintenance Technician which requests or emergencies are top priority. Repair/replace appliances (e.g., garbage disposal, refrigerators, stoves, dishwashers). Repair/replace plumbing (e.g., water lines, water pressure, water fixtures, faucets, drain lines, boiler temperatures, water closets). Repair/replace air conditioning/heating/electrical components (e.g., fans, thermostats, condensers, fuses, capillary tubes, evaporator coils, Freon pressures and leaks, plugs/outlets). Repair/replace any apartment material or maintenance requests within the scope of management responsibility (e.g., carpet repairs, window treatments, paint, touch‑ups, missing tiles, cabinet adjustments, hardware, light fixtures, vent fans, re‑key locks). Identify and correct hazardous property conditions that could place the property in a liable position. Follow mold policy/procedures as set forth by the company. Tour the property daily to identify deficiencies such as roofing or transformer problems, loose guardrails or fences, loose gutters, broken windows, fallen fixtures, slippery areas, mechanical gates, cracked sidewalks, foundation problems, water or air‑conditioning leaks, landscaping hazards, broken glass, burned‑out lighting/bulbs, and report to the Lead Maintenance Technician, Community Manager, or Regional Supervisor. Repair hazardous conditions; secure storage/pool areas; check timers; listen for electrical shorts and malfunctioning motors. Periodically complete written property safety audits. Perform preventative maintenance on equipment and units. Replace air filters and clean and lubricate machinery/equipment. Complete interior preventative maintenance checklists for all apartments as directed by the Lead Maintenance Technician or Community Manager. Prepare vacant apartment units for move‑in. Review the make‑ready board and follow direction from the Community Manager or Lead Maintenance Technician to determine action for apartment homes. Make all repairs/replacements necessary for apartment homes to be occupied per the make‑ready checklist. Apply touch‑up and full‑paint as needed to interior and exterior of apartment homes. Clean out all trash from apartment homes before, during, and after make‑ready activity. Assist in daily preparation of show units and model apartments to ensure positive presentation. Qualifications Degrees and Diplomas High school diploma or equivalent. Experience Two (2) years of multi‑family experience or an equivalent combination of education, training, and experience that demonstrates the ability to perform the duties of this position. Training, Certificates and Association Memberships HVAC/Freon Recovery certification or ability to become certified within the first 6 months of employment. Training in household repairs, plumbing, and mold detection/resolution preferred. Certified Apartment Maintenance Technician (CAMT) preferred. Must have certifications/permits required by city or state to perform job responsibilities (e.g., pool operations). Knowledge, Skills and Abilities Ability to handle plumbing repairs, tile work, HVAC equipment, appliance repair, carpentry repairs, electrical repair, and all facets of apartment make‑ready. Ability to operate common maintenance tools, including key machine, augers, lead detector, ampere meter, volt meter, recovery machine, manifold gauges, charging cylinders, steam clean/shampoo machine, spray paint rig, electric saws, cordless screwdriver, drill, air conditioners, boiler, water heaters, chlorine test kit, screwdrivers, nut drivers set, pliers, various wrenches, wire crimping/stripping tool, diagonal cutter, drill bits, hammers, tape (ruler), tube cutter (copper), soldering torch, and ladders. Must apply common sense and understanding to carry out instructions and plans. Interact regularly with residents, vendors, contractors, employees at all levels, and clients; possess excellent interpersonal skills. Read and write in English to understand diagrams, meters, instructions, and to write reports. Basic knowledge of compressor diagnosis, appliance repair, fire sprinklers, and irrigation systems. Basic knowledge of OSHA requirements and local, city, and state ordinances. Must supply own hand tools. Typical Physical Demands and Working Conditions Walk, sit, use hands, and talk and hear; sometimes reach with hands and arms and stoop, kneel, crouch, or crawl. Must be able to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance. Must be able to physically access all exterior and interior parts of the property, including common areas and amenities. Must be able to bend, stoop, climb, reach, carry objects, and crawl in confined areas. May encounter moderate to high levels of stress due to meeting deadlines. Periodic travel within and outside the assigned area may be required for training, assistance at other properties, business meetings, property takeovers, or other necessary activities; reliable transportation is required. May be required to work overtime, odd schedules, or holidays. Will be scheduled for on‑call emergencies; must respond to calls within 15 minutes and be on premises within 30 minutes to address resident, management, or emergency situations. Noise level is usually moderate but may be higher when using power tools. Routine exposure to outdoor conditions (heat, cold, damp, rain) is expected. #J-18808-Ljbffr
