SUMMARY
The Director of Maintenance oversees all aspects of Bear Country, Inc.'s properties, including Jellystone Park, Bear Paw Adventure Park, and the 7‑Mile Office Building. The role focuses on maximizing guest satisfaction, financial performance, and staff development while maintaining high quality standards.QUALIFICATIONS
The ideal candidate possesses the following knowledge, skills, and abilities: Proficiency in plumbing, electrical systems, carpentry, HVAC, and related maintenance crafts. Strong understanding of maintenance processes, health and safety regulations, and financial budgeting. Experience managing work order systems, reporting, and capital project approvals. Ability to develop preventive maintenance strategies and oversee departmental operations. Unfortunately, the provided list does not cover every aspect of the position. ESSENTIAL DUTIES and RESPONSIBILITIES Estimate and maintain the annual maintenance budget. Communicate funding needs to the CEO as necessary. Identify current and future maintenance needs and plan resources. Ensure the department meets legal and OSHA requirements. Obtain CEO approval for capital projects. Review and approve vendor bids. Develop and implement proactive maintenance strategies. Create preventive maintenance programs to keep facilities in top condition. Manage workload via the electronic work order system. Inspect buildings and cabins to identify and resolve issues. Provide regular reports to top management. Lead and guide all maintenance personnel. Ensure the maintenance team is properly staffed with qualified staff. Perform other duties as assigned.SUPERVISORY RESPONSIBILITIES
The Director typically supervises 15–45 associates, including Facilities Manager, Special Projects Manager, Grounds Manager, and Maintenance staff. Responsibilities include: scheduling, payroll, training, performance appraisal, employee discipline, and complaint resolution.PHYSICAL DEMANDS
