Description JobOverview: As aMaintenance Tech,the primaryresponsibilitiesare toperform a variety of work in the maintenance and repair of equipment and facilities ofcommon areaelements and buildings, condominium buildings and the recreation center including but not limited to carpentry, roofing/gutters, electrical, plumbing, masonry, painting tasks and snow removal. Performs minor troubleshooting, repairs and adjustments and reports mechanical malfunctions toappropriatepartyfor action. Duties may include the moving of equipment and furnituretovarious sites. Must exercise discretion inidentifyingprojects requiring the services of a higher skilled craftsperson. Maintains andupdateswork logs asrequired. Must carry work cellphonefor required emergency on-call maintenance and snow removal services. Your Responsibilities: Provideregular status updates to the General Manager Monitor andmaintaininventory each day,submitrequests as neededTake initiative to act with minimal supervision; Recognize and address problems quickly and decisivelyPromptly respond to emergencies; coordinate with other responders to ensure the safetyof the communityUnderstand and adhere to budgetsComplete regular community inspections and prepare status reportsEnsure that supplies/tools arealways attendedand stored out of site when possiblePerform minor and majorrepairsofcommon areabuildings and equipment as needed,document for follow through withappropriate workorder system and inform supervisorwhenappropriate.Conduct minor repairs on ground level lighting or lighting that can be reached with a6-footladderRegularly inspect property for, and replace, burned out lightsSweep, vacuum, mop, wax, strip and polish floors and stairways and carpets as needed. Dust and polish furniture,woodwork, fixtures, and equipment as neededMove and arrange furniture and equipment, and setup rooms, for meetings as needed Maintaincommon areasincluding but not limited to wipe down handrails, power washwalkways, remove cobwebs, dust furniture, empty and clean trash cans, remove fallenyard debris, pick upgarbageand dispose atappropriate disposalsightClean and stock restrooms, laundry room, elevators, lobby area windows and mirrors,boiler room, electrical room, gas room, lighting fixtures, exit signs,baseboardsandmoldingMonitor andmaintainsump pump, boiler equipment, including checking temperature toadjustCheck fire escapes and fire escape balconies on all floors ensure compliance to localfire prevention regulationsPerform various preventative maintenance functionsBe always courteous and pleasant to residents Skills & Qualifications: Able to read and understand blueprints or plansValid driver’s license High school diploma or equivalency preferredTwoyears of experience in building maintenance, and repair workAbility to follow verbal and written directions, keepaccuraterecords, fill out logsandjournals, and perform administrative operational functionsMay berequiredto use personal transportation to perform work dutiesKnowledge of basic principles of plumbing, wood finishing, electrical and carpentryAbility tooperatea variety of hand and power tools, including drills, floor buffer, vacuum,carpet cleaner, powerwasherand other tools used in building maintenanceKnowledge of methods, materials and equipmentregularly usedin custodial,maintenance and repairwork Physical Requirements: Climb ladders and work at heights above ground level (maximum 3 ft).Computer and peripherals, standard and customized softwareapplicationsand tools,and usual office equipment.Must be able to lift 50lbsor more followingappropriate safetyproceduresMust be able to drive Work is performed in a variety of environmental conditions, with exposure to outdoortemperatures, weather variations, traffic and equipment noise, equipment vibrations,vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease,machinery and their moving parts and dust.Work duties require the ability to stand and walk on hard surfaces for frequent andprolonged periods of time, and regularly require lifting, bending, stooping, reaching,climbing, push/pull and related physical activities What We Offer: As a full-time exempt associate, you will be eligible for full comprehensive benefits to include your choice of multiple medical plans, dental,andvision.In addition, you will be eligible for time off benefits, paidholidaysand a 401k with companymatch.
