Property Portfolio Manager I (local to South Carolina)

Role Overview The Property Portfolio Manager I is responsible for a portfolio of owned and leased properties in support of business requirements and corporate goals and objectives. They develop, lead and administer plans, including financial, within the portfolio to support occupancy and operational strategies. The manager collaborates with other service delivery partners and is responsible for the comprehensive occupancy experience of property and portfolio occupants. They ensure effective operational service continuity by applying prevailing service standards, asset preservation planning, and leading resources on real estate service delivery solutions. This is a work‑from‑home position located in or around the Greenville/Spartanburg area of South Carolina.

ESSENTIAL DUTIES & RESPONSIBILITIES

Accountable for the development and management of operating budgets, including forecasting and variance reporting for an assigned group of properties. Accountable for the development, execution, and management of comprehensive asset management plans aligned with market real estate strategies for designated properties. Accountable for the planning and implementation of asset preservation projects for an assigned group of properties. Cultivate and maintain strong relationships with area leadership, serving as a liaison for partners and lines of business. Deliver property management services in accordance with defined standards and processes, including the application of policies and programs within the assigned group of properties. Inspect properties regularly, identifying deficiencies, understanding customer needs, and initiating necessary improvements to maintain assets. Support and engage in special initiatives. Proactively manage service delivery providers to achieve operational excellence. Manage lease agreements, internal and external. Participate as appropriate in disaster preparedness, triage, and recovery efforts. Provide superior service with utmost professionalism.

MINIMUM KNOWLEDGE, SKILLS & ABILITIES REQUIRED

At least two years of property management experience, including successful vendor management, basic understanding of lease/real estate terms, and building operations. Experience managing a geographically dispersed portfolio of owned and leased properties of diverse types. Ability to develop, execute, and manage operating budgets and capital plans. Fundamental business acumen. Collaboration and teamwork skills across multiple internal and external functions (HR, IT, Finance, partners, and external vendors). Strong project management skills, well organized, and capable of coordinating multiple projects simultaneously. Strong ability to establish and maintain positive relationships. Excellent analytical, negotiating, problem‑solving, and influencing skills. Excellent interpersonal, verbal, written communication, and presentation skills. Proficiency with Microsoft Office software (Word, Excel, PowerPoint, and Access).

WORKING CONDITIONS

Normal office environment. Extended viewing of computer screens. Moderate car travel primarily for portfolio duties.

PAY & BENEFITS

Base salary range: $61,200.00 – $125,500.00 USD annually. Eligibility to participate in an incentive compensation plan depending on company, line of business, and/or individual performance.
