Heritage Family Credit Union is looking for a hands-on, proactive Facilities Manager to oversee the maintenance, safety, and continuous improvement of our properties. This role is ideal for someone who enjoys solving problems, leading a team, managing vendors, and ensuring every branch provides a safe, welcoming environment for our members and employees.

• Lead all facilities operations across multiple locations, including preventative maintenance, repairs, renovations, construction projects, and building systems such as HVAC, electrical, plumbing, and fire protection.
• Manage vendor relationships and facility services, overseeing contracts, performance, budgets, landscaping, snow removal, custodial services, and other essential property needs.
• Guide and develop the Facilities team, coordinating daily operations, responding to emergencies, prioritizing projects, and driving continuous improvements across all Credit Union properties.

• Experienced facilities professional with 5+ years of progressive facilities management, maintenance, vendor management, or property operations experience.
• Strong leader and problem solver who can effectively manage people, projects, budgets, and competing priorities while maintaining a high standard of service.
• Mechanically inclined and technically knowledgeable, with experience troubleshooting building systems and a commitment to keeping facilities safe, reliable, and efficient.

Summary:

The Facilities Manager is responsible for safeguarding and maintaining all properties owned and operated by Heritage Family Credit Union and overseeing the direction of the Facilities Technicians. Develop annual plans to address seasonal maintenance items for all properties. Develop a preventative maintenance plan to support building systems including HVAC, Water, Sewage, Electrical, and any other systems required to support ongoing operations.

Essential Functions

• Responsible for all facilities management including preventative maintenance, repair, and improvement of facilities, including branch expansions, building new structures, acquiring leased space, improvements to existing facilities, and systems such as HVAC, electrical, plumbing, fire prevention, and fire suppression. Work with Town Municipalities as needed for building improvements and construction projects.
• Manage seasonal grounds maintenance and improvement at all Credit Union locations, including but not limited to custodial, plowing, sanding, landscaping, and parking lot maintenance.
• Assist with annual budget in area of responsibility. Remain attentive to controlling operating costs to stay within or below that budget, minimizing expenses, and improving the profitability and financial condition of the Credit Union.
• Oversee Vendor Management for the facilities department, including vendor selection, evaluation of potential vendors, negotiating prices and contract terms, conducting due diligence and monitoring vendor performance to ensure vendor compliance with the responsibilities outlined in the contract and statement of work. Manage Vendor incidents as necessary related to complaints and issues. Invoice review and approval in areas of responsibility.
• Perform leadership duties including interviewing and hiring qualified staff, assigning and reviewing work, providing for training and development opportunities, conducting performance evaluations, and inspiring team members with a credit union goal of achieving a high-level of engagement and recognition as a best place to work.
• Maintain effective communication and coordination of activities with other employees as well as outside cleaning and maintenance vendors. Keep management informed of facilities activities, progress toward established objectives, and of any significant problems.  Request assistance when necessary.
• Schedule and perform preventative maintenance, makes repairs, and assists outside service personnel and vendors as needed.  Report major repair and maintenance needs as well as make recommendations for system replacements as appropriate.
• Respond to emergency maintenance and facility requests in a timely manner.
• Respond to after hours emergencies and vendor calls and and assist with facility security systems as needed.
• Attend training sessions and Town Halls and complete required annual training in a timely manner.  Attend and participate in other group or company meetings as required. Adhere to all applicable policies, procedures and regulations.
• Must maintain predictable and reliable attendance.

Qualifications:

• Education: A high school diploma or equivalent required.  Associate degree in business, facilities maintenance or related field preferred.
• Minimum 5 years of progressive experience in the area of facility management, maintenance, resource coordination and vendor relations required.
• Skills:

o     Excellent written and oral skills; strong supervisory, negotiating, and vendor management skills; demonstrated mechanical and electrical knowledge and repair abilities; excellent trouble shooting and diagnostic skills; ability to define problems, and resolve them quickly; ability to work well with ever changing priorities and/or situations.

o   Knowledge of ATM operations and maintenance a plus.

o   Good computer knowledge and experience with Microsoft Office Products required.

o   Experience with a ticket management system a plus.

Physical Requirements :

This position requires continuous walking and standing as well as stooping, kneeling, crouching, reaching, climbing, and grasping to perform general maintenance and snow removal duties.  Will utilize ladders to perform window washing and other duties. Stretching breaks are recommended to avoid injury.  Lifting and carrying up to 75 lbs.  Equipment is available and recommended for use of transporting large, bulky, and heavier items.
