CAET Project Management is seeking an experienced and self-motivated Commercial Construction Superintendent II to independently lead the field execution of commercial renovation, remodel, tenant improvement, and ground-up construction projects.
The Superintendent II serves as CAET's primary field representative at the project site and assumes ownership of field operations from project turnover and mobilization through punch list and closeout. This individual is expected to manage projects with minimal day-to-day field oversight while maintaining close coordination with the assigned Project Manager.
The Superintendent II is responsible for directing subcontractors and vendors, developing and maintaining project schedules, coordinating inspections, enforcing safety and quality-control requirements, resolving field conflicts, and ensuring construction progresses according to plans, specifications, schedule, and CAET standards.
Successful candidates must demonstrate the ability to anticipate problems rather than simply react to them, effectively lead subcontractors, make sound field decisions, communicate project risks to the Project Manager, and take ownership of the successful field delivery of assigned projects.
Experience with commercial ground-up and renovation projects is expected. Restaurant and Quick Service Restaurant (QSR) construction experience is strongly preferred.
Position Overview
The Superintendent II is an experienced field leader entrusted with independent responsibility for the day-to-day execution of CAET commercial construction projects.
This position requires a strong understanding of construction sequencing, scheduling, building systems, commercial trades, inspections, safety, quality control, and project closeout. The Superintendent II must be capable of coordinating numerous subcontractors and vendors while maintaining control of the project schedule and identifying potential constructability, manpower, material, inspection, and sequencing issues before they impact project delivery.
Unlike the Superintendent I position, the Superintendent II is expected to independently manage field operations rather than develop toward that responsibility. The Superintendent II should require limited assistance with routine field decisions and should know when an issue requires escalation to the Project Manager or company leadership.
The Superintendent II works closely with the Project Manager but is accountable for maintaining field progress, subcontractor performance, jobsite organization, construction quality, safety compliance, inspections, documentation, and timely completion of the project.
Success at the Superintendent II level means consistently delivering commercial construction projects with a high degree of independence while protecting CAET's schedule, quality standards, financial interests, and client relationships.
Key Responsibilities
- Independently lead day-to-day field operations from project mobilization through final completion and closeout.
- Direct and coordinate subcontractors, vendors, consultants, inspectors, materials, equipment, and deliveries required for successful project execution.
- Develop, maintain, update, and drive the project construction schedule in coordination with the Project Manager, including detailed short-term look-ahead schedules.
- Hold subcontractors accountable for manpower, sequencing, schedule commitments, quality, safety, and completion of their contracted scope of work.
- Lead subcontractor coordination meetings and clearly communicate upcoming activities, schedule expectations, constraints, and corrective actions.
- Review and interpret plans, specifications, RFIs, submittals, shop drawings, and other construction documents and ensure field activities are performed accordingly.
- Proactively identify constructability conflicts, sequencing issues, material or manpower concerns, inspection requirements, and other risks before they negatively impact the project.
- Develop and implement field solutions to routine construction issues while appropriately escalating significant cost, scope, design, or client concerns to the Project Manager.
- Implement and enforce CAET safety and quality-control policies and hold subcontractors accountable for compliance.
- Coordinate required inspections with local jurisdictions, consultants, and third-party inspectors and ensure work is ready prior to scheduled inspections.
- Maintain accurate and timely daily reports, progress photographs, manpower records, inspection records, field documentation, and project communications.
- Monitor field progress against project milestones and take corrective action when work begins to fall behind schedule.
- Manage jobsite logistics, access, staging, material storage, deliveries, cleanliness, and overall site organization.
- Lead punch-list completion, commissioning coordination, turnover, and field closeout activities.
- Partner with the Project Manager to protect project schedule, quality, cost, client expectations, and CAET's overall interests.
- Serve as CAET's primary field representative and maintain professional relationships with clients, subcontractors, inspectors, consultants, and other project stakeholders.
What We’re Looking For
- Approximately 5–7 years of commercial construction experience, including demonstrated experience in a Superintendent or comparable field-leadership position.
- Proven ability to independently manage the field execution of commercial construction projects from mobilization through closeout.
- Strong knowledge of commercial construction sequencing, means and methods, building systems, and major construction trades.
- Demonstrated ground-up and commercial renovation/remodel experience.
- Thorough knowledge of commercial construction and finish trades, including drywall, metal framing, ceilings, flooring/tile, electrical, plumbing, HVAC, and related building systems.
- Strong ability to read and interpret construction drawings, specifications, RFIs, submittals, shop drawings, and other project documents.
- Proven ability to lead subcontractors, establish expectations, address performance issues, and hold trade partners accountable for schedule, quality, safety, manpower, and completion of scope.
- Demonstrated ability to identify and resolve field conflicts, constructability issues, sequencing problems, and potential schedule impacts.
- Ability to independently make sound field decisions while recognizing when cost, scope, design, contractual, or client issues require escalation to the Project Manager.
- Strong scheduling capabilities, including developing and maintaining project schedules and short-term look-ahead schedules.
- Proficiency with MS Project, Microsoft Office, Teams, Outlook, and construction technology.
- Strong written and verbal communication skills with the ability to professionally represent CAET with clients, subcontractors, inspectors, consultants, and other stakeholders.
- Proven ability to manage multiple priorities and maintain project momentum in a fast-paced construction environment.
- Restaurant/QSR experience strongly preferred.
- Demonstrated accountability for project outcomes and a track record of successfully completing commercial construction projects.
Qualifications
- Minimum 5 years of experience as a Commercial Construction Superintendent
- Proven experience managing commercial ground-up projects ranging from $1M to $5M
- Demonstrated success delivering projects on accelerated schedules of approximately 120 days
- Experience with ground-up construction, tenant improvements, and commercial remodels
- Strong knowledge of commercial construction sequencing, scheduling, and field coordination
- Ability to read and interpret construction drawings and specifications
- Strong leadership, communication, and organizational skills
- Proficiency with scheduling software, project documentation, and Microsoft Office
- Ability and willingness to travel throughout the North Texas region as needed
- Recent project list required with resume submission
- Bachelor’s degree in Building Construction Science, Construction Management, Construction Technology, or related area, is preferred but not required. Significant relevant field experience may substitute for formal education.
Preferred Experience
Preference will be given to candidates with documented experience in:
- Quick Service Restaurant (QSR) construction
- Fuel station and convenience store construction
- Airport concessions construction
Physical Requirements
- Must have the ability to sit or stand for prolonged periods at construction sites
- Must have accurate vision (with or without correction).
- Must have the ability to climb and maintain balance on ladders and scaffolding.
- Must have the ability to stoop, kneel, crouch, crawl.
- Must have the ability to tolerate adverse working conditions (rain/snow/extreme temperatures, etc.).
- Must have the ability to tolerate exposure to dust, dirt particles, fumes, etc.
- Must have the ability to work at heights.
- Must have the ability to carry objects weighing 50-100 lbs.
- Must have the ability to hear audible warning sounds.
Compensation
- Initial Salary Range: $65,000 - $85,000 annually
- Compensation review following successful completion of first project
