Construction Superintendent 1

JOB SUMMARY:
The Superintendent I is a developing field leader responsible for coordinating and executing construction work on assigned projects to ensure they are delivered safely, on schedule, and to quality standards. This role provides day-to-day site coordination and trade oversight with support and direction from senior field leadership. The Superintendent I partners closely with Project Managers, supports look-ahead planning and site logistics, and builds toward full ownership of field execution and on-site decision-making.

JOB DUTIES:
Core duties and responsibilities include the following. Other duties may be assigned.

1. Review drawings, specifications, schedules, and scopes for assigned projects prior to work starting.
2. Assist in constructability reviews and help identify field risks, constraints, and sequencing issues.
3. Verify site readiness prior to mobilization, including access, utilities, safety controls, and temporary conditions.
4. Assist Project Managers in confirming subcontractor scopes align with drawings, approved submittals, and project expectations.
5. Develop and maintain look-ahead schedules (2–3 week horizon) with support from senior field leadership.
6. Identify upcoming constraints (materials, manpower, inspections, approvals, access, owner impacts) and communicate them early to Project Managers and trade partners.
7. Coordinate subcontractors to ensure trade readiness prior to mobilization.
8. Participate in OAC and internal project meetings, providing field-driven schedule and progress updates.
9. Coordinate daily on-site activities of subcontractors and vendors, including support of RFIs and submittals.
10. Enforce site safety plans and immediately address unsafe conditions or behaviors.
11. Maintain clean, organized, and well-managed job sites.
12. Coordinate logistics including deliveries, access, shutdowns, temporary protection, signage, and dust control.
13. Work collaboratively with Property Management to minimize disruption to occupants and neighboring tenants.
14. Inspect work for quality, completeness, and compliance with drawings, specifications, and approved submittals.
15. Track daily progress against the schedule and escalate risks or delays early.
16. Support punch list creation, corrective work, final inspections, and project closeout documentation.

SAFETY & QUALITY ACCOUNTABILITY:

1. Owns jobsite safety performance on assigned projects and adherence to company and regulatory standards.
2. Conducts safety walks, enforces PPE requirements, and leads by example.
3. Ensures work meets Oxford quality standards before advancing to the next phase.

JOB REQUIREMENTS:

1. Bachelor’s Degree in Construction Management or related field (preferred) plus 2–3 years of experience in construction field operations or superintendent work; or equivalent combination of education and experience.
2. Working knowledge of construction scheduling, look-ahead planning, and trade coordination.
3. Strong organizational, communication, and problem-solving skills.
4. Ability to proficiently use various Microsoft Office applications; experience with Procore, Bluebeam Revu, or similar platforms preferred.
5. Ability to operate effectively in a fast-paced, active construction environment; ability to multitask is essential.
6. Valid driver’s license and automobile insurance coverage; ability to provide own transportation.

PHYSICAL REQUIREMENTS & WORKING CONDITIONS:
Employee will be regularly required to sit, use hands to handle or feel, and talk or hear. Employee will be frequently required to reach with hands or arms. Employee is occasionally required to sit or stand; walk and stoop, kneel, crouch, or crawl. Employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, and depth perception. The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Normal working office conditions. Noise level in this work environment is usually moderate.
