About the Opportunity

Horning is hiring a Maintenance Supervisor to lead maintenance at Stoneridge I and Stoneridge II, two neighboring apartment communities totaling 156 homes at 324 and 325 Anacostia Road SE in Washington, DC. You will run both properties as one maintenance operation with a single team.

This is a working supervisor role. You will lead and develop a small team of technicians and grounds staff, and you will also be on the tools yourself for the complex service requests, the difficult turns, and the after-hours emergencies. You will partner daily with the Property Manager, who is the manager of record for the on-site team, and with the Regional Maintenance Manager on preventive maintenance and capital planning.

Both communities operate under HUD Project-Based Section 8, and the buildings date to 1971 and 1977. That combination defines the job. NSPIRE and MOR inspection readiness is a continuous standard here, not a scramble before an inspection date, and lead-safe and asbestos-aware work practices are part of how every job gets done.

What You'll Do

• Provide day-to-day technical leadership and direction to the on-site maintenance team, typically two to four staff across both properties, including scheduling, work assignments, performance feedback, and coaching, in partnership with the Property Manager.
• Partner with the Property Manager and Regional Maintenance Manager on hiring, onboarding, training, performance reviews, and progressive corrective action.
• Run weekly maintenance team meetings, deliver toolbox safety talks, and build technical skill on the team over time.
• Function as a working supervisor: personally complete complex service requests, turns, preventive maintenance, and emergency repairs across HVAC, plumbing, electrical, appliances, and carpentry.
• Build weekly work schedules for staff and vendors covering service requests, turns, preventive maintenance, and curb appeal across both buildings.
• Oversee the make-ready process: inspect vacant units, assign turn work, coach the team on quality standards, and inspect completed turns before sign-off so units deliver lease-ready and on time.
• Own the preventive maintenance program across building systems, HVAC, plumbing, and life-safety equipment, and keep it on schedule.
• Complete monthly building and unit inspections, document findings, and drive remediation to closure.
• Own maintenance-side readiness for NSPIRE and MOR inspections and DC rental licensing and fire inspections, and correct findings promptly with documentation.
• Follow and enforce lead-safe work practices and asbestos-awareness protocols appropriate to pre-1978 buildings, and stop work and escalate whenever suspect material is disturbed.
• Solicit vendor bids and coordinate vendor work with Property Manager and Regional Maintenance Manager approval, and verify quality, scope, and invoice accuracy before sign-off.
• Track and recommend maintenance spend across supplies, repairs and maintenance, and contract services, and flag variances to the Property Manager.
• Maintain an organized, safe, well-stocked maintenance shop and supply rooms across both properties.
• Set the resident-service standard for the team, and partner with the Property Manager on resident communication during complex or extended repairs.
• Participate in the on-call rotation and serve as the technical escalation point for after-hours emergencies including life safety, water, fire, and electrical.

What You'll Bring

• Five or more years of multifamily maintenance experience, including at least one year in a lead or supervisory capacity, or an advanced trade credential plus at least three years of related experience including supervisory exposure.
• Demonstrated competence across HVAC, plumbing, electrical, appliance repair, and carpentry, with the ability to work independently on complex repairs.
• Experience supervising or leading a small maintenance team, including assigning work and holding a quality standard.
• Experience at an affordable or regulated property, ideally HUD Section 8, with working knowledge of what NSPIRE or REAC inspectors look for.
• Working knowledge of OSHA, EPA, and Fair Housing requirements, and of DC code requirements applicable to multifamily properties.
• Strong leadership, communication, and resident-service skills, and the ability to hold both staff and vendors accountable.
• High school diploma or GED.
• Valid driver's license and a clean driving record.
• Ability to participate in the on-call rotation, including nights, weekends, and holidays, and to work overtime as operational needs require.
• Proficiency with property management and work order software; experience with Yardi and AppWork is a plus.
• Ability to lift and maneuver 40 to 75 pounds, climb stairs and ladders, and work outdoors in varying weather.

• Required: EPA Section 608 Universal.
• Required: OSHA 30
• Required: Lead-Safe Certified Renovator (EPA RRP)
• Required: CAMT or CAMT II, CFC Universal, and HVAC trade certification (NATE or RSES).
