Commercial Roofing Estimator

Qualifications 10+ years in commercial roofing installations (required) Strong background and resume of building envelope and construction knowledge Experience with coatings, single‑ply, hot, and metal roofing systems OSHA 30 certification Proficiency with Microsoft Office products Ability to travel within the region Job Duties Proactively directs and supervises all activities related to contract administration, contract supervision, system design, submittal process, product procurement, change orders, billings, project financial projections, schedule requirements, and overall risk management to ensure projects are completed in a quality, profitable, and safe manner. Acts as the principal customer service representative to general contractors, building owners, property managers, consultants, architects, and engineers, focusing on meeting and exceeding contract commitments, project challenges, and customer expectations. Collaborates with project administrators, CAD administrators, estimators, business development, project operations, accounting, vendors, and subcontractors to achieve all objectives. Client / Business Development Assists Sales and Estimating with responses to new project opportunities. Builds effective relationships with customers, subcontractors, and trade partners that meet or exceed expectations. Pursues ongoing professional development training. Provides current or historical information related to system bid design, including FM assemblies, warranty assemblies, system details, LEED, applicable codes, and trade‑specific insights gained from prior projects. Preconstruction Ensures timely scheduling and participation in the project hand‑off meeting. Verifies that all forms are completed according to policy, scopes are fully analyzed, and any job start obstacles are identified and addressed. Reviews the contract for bid scope, budget consistency, regulatory implications, insurance, bond requirements, and works with the client and contract administrator to achieve a mutually agreed construction agreement. Establishes design documents, submittal needs, and clarifications through site visits, RFIs, and substitution requests, overseeing CAD and submittal administrators. Coordinates design documents with the client, design team, and other contractors for accurate installation and budget conformity. Addresses project‑specific logistics, project set‑up requirements, and pre‑construction meetings with field operations to review design, labor, materials, equipment, logistics, purchasing, schedule, safety, and communication protocols. Project Execution Implements all contractual requirements and provides contractual correspondence for assigned projects. Conducts site‑specific meetings, logistics direction, detail coordination, quality control, trade partner coordination, subcontractor management, and overall site controls; authors daily reports as required. Establishes and manages the project schedule with the operations team to exceed project and company goals. Manages the project safety plan and enforces all required regulations. Provides the operations team with approved design documentation, installation drawings, safety data sheets, and other necessary information to ensure successful, quality installation. Reviews estimates for material accuracy, cost coding, waste factors, and other procurement details; collaborates with the purchasing agent on payment terms and delivery constraints. Coordinates with Field Partner Coordinator to review subcontract labor agreements. Manages RFIs, design/scope revisions, and tracks changes in the CRM; works with Estimating and Field Operations to origin, price, track, and account for all change order work. Reviews weekly job cost, forecasts accuracy, and provides corrections and updates as required. Develops site‑specific safety plans with the Safety team. Maintains a clean, accessible, and organized project folder in the CRM according to company policies. Project Closeout Ensures all close‑out requirements are provided to the client, including as‑built drawings, LEED documentation, warranties, as‑built care, and maintenance programs. Confirms closure and inspection of all city permits. Verifies closure and settlement of bonds and insurance programs. Guarantees that all project accounting and labor reporting are closed out.
