Maintenance SupervisorMDHA serves Nashville and Davidson County. The mission of MDHA is to create quality affordable housing opportunities, support neighborhoods, strengthen communities, and help build a greater Nashville.MDHA employs over 300 staff members, has a budget of $200 million, and houses approximately 30,000 people, primarily through nearly 8,000 Section 8 Vouchers and over 6,800 apartments, which are mainly Project-Based Rental Assistance (PBRA) units, at 39 properties. MDHA is a housing authority, a community development agency, and a redevelopment agency.Position SummaryUnder the direct supervision of the Area Portfolio Maintenance Manager is responsible for supervising and managing the overall maintenance operation of a public housing development.Property MaintenanceSchedules work order requests according to maintenance priorities and procedures; documents and keeps accurate records of work performed in apartments, building exteriors and groundsInsures the curb appeal and safety of the property each daySchedules and supervises the work assignment of the maintenance staff and contractors and ensures completion of work performedPerforms general maintenance duties including but not limited to electrical repair, plumbing repair, carpentry, pest control, painting, grounds care, replacement and/or repair of fixtures, appliances, flooring, locks, and systemsSchedules and assures preventative maintenance has been performed on all apartmentsStaff TrainingHires and trains maintenance staff and ensures work performance meets required standardsConducts periodic safety meetings with maintenance staffSupervises the maintenance staff in compliance with the agency personnel policiesEnsures maintenance staff maintains a professional appearance and attitude at all timesProperty ManagementAssists property manager in procurement purchases and vendor information; insures efficient and timely processing of all required administrative forms, reports, and related informationInsures prompt preparation of vacant units for occupancyAssists Property Manager in development of a property maintenance plan and capital fund spendingPerforms quality control inspection of work performed in unitsPlans and coordinates inspections and the repair of units for "high performance" on the property PHASReviews apartment maintenance charges and ensures appropriate charges are processedAssists Property Manager in communications with residents; other duties as assignedAssists Property Manager with move-ins, move-outs, evictions, and annual inspectionsAdministrative FunctionsAnswers telephone calls and handle residents' complaints and requests in a courteous mannerInsures just-in-time inventory of equipment and service with cost-effective buying in compliance with the agency procurement policiesEnsures compliance with federal, state, and local laws and regulationsSchedules and participates in emergency scheduling for evenings, weekends and holiday callsPrepares fiscal and management reportsSchedules the operations of asset support staffInsures the maintenance of property vehicles and equipmentApproves all maintenance purchases and processes according to fiscal policiesKnowledge, Skills, and Abilities RequiredInterpersonal SkillsKnowledge of tools, materials, methods and practices used in the maintenance and repair of buildings and structures; knowledge of building systems and operations; detail oriented and ability to handle multiple tasks; ability to plan and supervise the work of others; ability to perform skilled work in HVAC, plumbing, carpentry, painting, masonry, appliance repair and electrical systems; knowledge of pest control; ability to communicate verbally and in writing; willingness, mental and physical ability to perform the duties involved in this classification.Technical ExpertiseKnowledge of the principles and practices of public housing and federal, state and local laws and regulations governing housing operations; knowledge of general accounting, budgeting and procurement policies and practices; ability to make good decisions; ability to maintain courteous communications with residents; ability to establish working relationships with property managers, service partners and low-income residents; excellent computer skills.ResilienceAbility to perform, with or without accommodation, physically demanding duties such as frequent standing, walking, climbing, bending, stooping, crouching and lifting objects more than 50 lbs. Dexterity to operate power and manual tools and equipment with sufficient clarity in speech, hearing, vision and powers of observation; other physical duties as required.Education, Experience & Other RequirementsHigh school diploma and one (1) year of additional education plus three (3) years of supervisory experience in building maintenance and construction. Candidates with accreditation earned in foreign institutes are encouraged to apply. Valid Tennessee driver's license.
