We may have a job for you.Mountaineer Cleaning & Maintenance is looking for a Property Specialist to join our Field Property Operations team.And before you ask: No, this is not just an inspection job.This is a full-time W-2 position with unlimited earning potential for someone who wants to take real ownership of their work, their properties, and their results.We're looking for someone who doesn't simply spot a problem, take a picture, send a message, and disappear into the Tennessee mountains like their work here is done.As a Property Specialist, you'll be responsible for helping ensure the properties under your care are clean, properly presented, documented, operational, and genuinely guest-ready.What You'll Actually DoYou'll spend your days in the field overseeing the condition and readiness of vacation rental properties, including:Completing property inspections and confirming guest readinessDocumenting property conditions with clear photos and notesIdentifying cleaning deficiencies and making sure they're correctedCatching maintenance, linen, supply, consumable, and presentation issuesFollowing problems through until they're corrected, assigned, escalated, or properly documentedLearning your assigned properties well enough to recognize recurring problems before they become everyone's favorite emergencyWorking directly with cleaners to correct deficient work and provide real-time coachingCommunicating field information to our internal teamsProviding owners with factual onsite information when appropriateKeeping accurate documentation because "I told somebody about it" is not technically a system of recordWhat We're Looking ForYou don't need to arrive knowing every cabin in the Smokies by heart.You do need to be:Extremely observantOrganized and dependableComfortable working independently in the fieldAble to prioritize when approximately seventeen things suddenly become important at the same timeComfortable having direct, professional conversations when work doesn't meet expectationsGood at documenting what happened, what was done, and what still needs attentionAble to communicate professionally with cleaners, coworkers, management, and occasionally property ownersComfortable using a company phone, operational software, photos, notes, and messaging systems throughout the daySomeone who follows through instead of assuming a problem magically became someone else's problemMost importantly, we're looking for someone with ownership mentality.If you see something wrong, your job isn't necessarily to personally fix everything. Your job is to make sure the issue goes somewhere and gets handled.There is a difference.It's a surprisingly important one.The ScheduleThis is a full-time W-2 field operations position with a five-day workweek and two scheduled days off.Because vacation rentals have stubbornly refused to observe a Monday-through-Friday schedule, weekend availability will be required based on operational demand.Schedules will be posted in advance and may float depending on departures, seasonal volume, property needs, PTO coverage, and other operational demands."Floating schedule" does not mean "permanently on call."We like boundaries too.What This Job Is NOTThis is not a "race through as many inspections as humanly possible" position.We're far more interested in whether the properties you're responsible for are actually ready, problems are caught, documentation is solid, cleaners are held accountable, and issues don't repeatedly boomerang back through the company.In other words:We aren't looking for someone to count inspections.We're looking for someone to own outcomes.And for the right person who performs, takes ownership, and grows with the role, the earning potential is unlimited.You Might Be Perfect for This Job If...You've ever walked into a room and immediately noticed the one thing everyone else somehow missed.You believe "guest-ready" should actually mean guest-ready.You're capable of being friendly without being a pushover.You can tell someone, professionally, "This needs to be corrected" without turning it into an international incident.You don't need someone standing over your shoulder to make sure things get done.And when something goes sideways, your natural response is:"Okay.
